Real Estate
The Real Estate (RE) arm of GIC invests in real estate and real estate-related assets outside of Singapore and has one of the largest and broadest real estate portfolios amongst all institutions. Our real estate assets cover over 40 countries and span multiple property sectors, including traditional office, retail, residential, industrial, and hospitality; and newer economy sectors such as data centres, life sciences, and healthcare properties. We invest across the real estate capital structure in equity, senior and junior debt. Through active asset management, GIC further generates income, and enhances the market value of its assets through tenant management, market positioning, leasing, and capital improvements.

 

The Capital Markets team is part of the RE team and is responsible for arranging and managing external debt financing globally, together with our Joint Venture partners (where relevant), for the investments made by RE and Infrastructure teams. We are looking for a suitable candidate to join our Capital Markets team as an Analyst / Associate in Singapore.

 

What will you do in this role?
The Analyst/Associate will support financing and capital markets activities across real estate investments and portfolio assets, working closely with the Investment team and internal stakeholders:

  • Assist in evaluating optimal financing structures and hedging strategies for new investments and existing portfolio assets
  • Support the negotiation of financing term sheets, credit agreements, and related documentation with lenders, working with external counsel where required
  • Coordinate transaction execution workstreams, including internal financing approvals, stakeholder engagement, documentation, and closing processes
  • Maintain and strengthen relationships with GIC’s existing panel of lenders, while helping to build relationships with new financing partners
  • Monitor financing market developments across assigned sectors and geographies, including lender appetite, pricing trends, structures, and market terms
  • Support the monitoring of loan covenants and contribute to regular leverage reviews for portfolio financing arrangements
  • Prepare internal and external presentations, investment papers, financing updates, and other materials as required
  • Coordinate internal and external reporting related to financing activities, portfolio leverage, and transaction execution
  • Work collaboratively across teams to support GIC’s broader investment and portfolio management objectives

 

What qualifications, skills and traits should you possess in this role?

  • Good academic qualifications, preferably in finance, accounting, banking, or a related discipline
  • Two (2) to three (3) years of relevant experience in real estate debt financing, loan syndication, debt capital markets, structured finance banking, or equivalent areas
  • Good understanding of financing structures, credit documentation, and capital markets dynamics
  • Strong quantitative, financial modelling, and analytical skills, with attention to detail and accuracy with numbers
  • Strong written and verbal communication skills, with the ability to explain complex financing concepts in a clear and concise manner
  • Good presentation skills and proficiency in Microsoft Office, particularly PowerPoint and Excel; familiarity with Bloomberg would be advantageous
  • Ability to think critically, synthesize information, identify key issues, and support practical recommendations
  • Strong interpersonal skills and a collaborative team player who works effectively with internal and external stakeholders
  • Results-oriented, committed to quality outcomes, and comfortable working in a fast-paced environment with multiple priorities
  • As the team works on real estate financing transactions across Asia, including China, Japan, and Korea, business-level fluency in Mandarin, Japanese, and/or Korean would be an added advantage for this role
