Job description

Horizon Tech is looking for their client who are General Contractor delivering [commercial/residential / mixed-use] construction projects, and we're hiring an experienced Project Manager to own projects end to end. You'll run multiple jobs at once, coordinating subcontractors, vendors, field crews, and clients, and be accountable for delivering each project on schedule, within budget, and to the quality standard our clients expect.

You'll live in the details of scheduling, budgets, and change orders while staying the calm, clear point of contact clients rely on when questions or issues come up.

Key Responsibilities:

Project Planning & Scheduling

  • Develop and maintain detailed project plans, schedules, and milestones from pre-construction through closeout.
  • Build and manage critical-path schedules, sequence trades, and adjust timelines proactively as conditions change.
  • Coordinate permitting, inspections, and long-lead procurement so work is never bottlenecked by missing materials or approvals.

Budgeting & Cost Control

  • Own the project budget: track committed costs, actuals, and forecasts against the contract value.
  • Review estimates, buyout, and subcontractor pricing; identify variances early and take corrective action.
  • Manage change orders end to end pricing, documentation, client approval, and integration into the schedule and budget.

Subcontractor, Vendor & Supplier Management

  • Solicit, evaluate, and award subcontracts; negotiate scope, pricing, and terms.
  • Manage multiple subcontractors and vendors across concurrent projects, holding each accountable to scope, schedule, and quality.
  • Coordinate material procurement and delivery with suppliers to keep the field crews productive.

Client Communication & Relationship Management

  • Serve as the primary point of contact for clients, owners, and architects throughout the project.
  • Provide regular progress updates, manage expectations, and communicate changes, delays, or risks honestly and early.
  • Handle issues and escalations directly resolve at the project level where possible, and escalate internally with a recommended path forward when needed.

Progress Tracking & Reporting

  • Track progress against timelines, budgets, and deliverables; report status accurately to clients and leadership.
  • Maintain complete project documentation: contracts, scopes of work, RFIs, submittals, change orders, daily logs, and closeout packages.
  • Keep the project management system current so cost, schedule, and document data are always reliable.

Contract & Documentation Review

  • Review estimates, scopes of work, contracts, and drawings for accuracy, completeness, and risk before commitment.
  • Identify gaps, conflicts, or ambiguity in scope and resolve them before they become field problems.

Quality, Schedule & Budget Assurance

  • Ensure every project stays on schedule, within budget, and meets the required quality and safety standards.
  • Enforce compliance with plans, specifications, codes, and safety requirements alongside the field team.

Risk Management & Problem-Solving

  • Anticipate risks schedule, cost, weather, labor, supply and build mitigation into the plan.
  • Solve problems decisively, balancing cost, schedule, quality, and client relationship in every decision.

Required Experience & Qualifications:

  • 5+ years of project management experience with a General Contractor, managing multiple concurrent commercial or residential construction projects.
  • Proven track record delivering projects on schedule and within budget.
  • Direct experience managing subcontractors, vendors, budgets, schedules, and change orders.
  • Strong working knowledge of construction methods, sequencing, contracts, and documentation (AIA or similar).
  • Bachelor's degree in related field or equivalent field-based experience.

Skills:

  • Excellent scheduling, budgeting, and cost-control discipline.
  • Clear, confident client-facing communication and relationship management.
  • Strong negotiation skills with subcontractors and vendors.
  • Ability to read and interpret drawings, specs, and contracts.
  • Highly organized; able to juggle multiple projects and priorities without dropping details.
  • Calm, solutions-oriented problem-solver under pressure.

Software & Tools:

  • Project Management: Procore, Autodesk Construction Cloud, Buildertrend, or CMiC
  • Scheduling: Microsoft Project, Primavera P6, or Smartsheet
  • Drawings & Markups: Bluebeam Revu, PlanGrid
  • Accounting/ERP: Sage 300 CRE, Foundation, or QuickBooks
  • General: Microsoft Office / Google Workspace

What Success Looks Like:

Projects close out on time, on budget, and to spec. Subcontractors know what's expected and deliver. Clients are informed before they have to ask and trust you to handle what comes up. Problems get solved at the project level, and leadership hears about risk while there's still time to act on it.
