Position Summary: 

Pay Range: $65,000 + Bonus

The Due Diligence Strategist plays a critical role in supporting the full lifecycle of real estate investments by managing and coordinating due diligence activities across acquisitions, dispositions, management transitions, new construction, and refinance. Workload is transaction-driven and fluctuates based on business activity, with multiple transactions often progressing through different stages simultaneously. The Strategist must be comfortable adapting to changing volumes and priorities while maintaining accuracy and meeting transaction deadlines. This role combines critical thinking, project management, and cross-functional collaboration to identify risks, surface opportunities, and support successful transaction and operational outcomes.

Essential Job Functions:

  • Manages transaction timelines, critical dates, deliverables, and dependencies; anticipates potential delays and risks and facilitates follow-up or escalation to support timely completion of transaction objectives.

  • Leads the collection, review, organization, and strategic evaluation of due diligence materials, ensuring accuracy, completeness, and compliance with internal standards and applicable requirements.

  • Coordinates property onboarding and offboarding activities, including operational handoffs, documentation, and other transaction-related requirements to support continuity of operations.

  • Coordinates property and third-party due diligence activities, including determining appropriate inspections and assessments based on deal context, facilitating access and scheduling, and communicating significant findings to stakeholders.

  • Analyzes property information, operating data, inspection findings, and financial statements to develop a comprehensive due diligence report highlighting risks and opportunities.

  • Analyzes and interprets service contracts, licenses, permits, third-party reports (e.g., PCA, ESA), and other operational documentation to assess risk, identify operational obligations, and inform decision-making; communicates key insights to stakeholders

  • Oversees utility and telecom service transitions by coordinating with third-party providers and internal stakeholders to ensure seamless continuity and minimize operational disruptions during onboarding and offboarding.

  • Manages utility benchmarking enrollment in compliance with local, national, and lender regulations.

  • Collaborates with internal departments and external stakeholders throughout the transaction lifecycle, coordinating information and activities, communicating material issues, and supporting closing readiness and successful post-close handoffs.

Minimum Qualifications/Skills:

  • Bachelor’s Degree in field or related area, equivalent work experience may be considered in lieu of a degree.

  • Familiarity with real estate investment, transaction, due diligence, and property operational concepts, practices, and procedures.

  • Basic knowledge of standard accounting practices and procedures

  • Intermediate level computer technology skills

  • Demonstrated ability to manage a high volume of concurrent, detail-intensive work with competing priorities and firm deadlines.

Work Schedule: Monday-Friday (work schedule may vary). Some overtime may be required and ability to work extended hours as needed to meet business needs.
