ROLE SUMMARY
The Director, Real Estate is the driving force behind CorePower Yoga's real estate growth strategy and the ongoing health of our existing portfolio. This role owns annual market planning and site selection strategy, leads a team who does negotiations for new deals and lease renewals, and manages a portfolio of 213 studios including renewals, relocations, and closures. As the quarterback of every new deal, the Director partners closely with Design, Construction, outside brokers, and landlords to take sites from initial identification through grand opening. This is a highly analytical, relationship-driven role that requires the ability to translate market data into a compelling growth story for executive leadership, while also serving as a passionate ambassador for the CorePower Yoga brand and the benefits of a yoga-centered lifestyle. The Director will lead and develop a team of three direct reports. CorePower Yoga anticipates growing at 25+ new studios/year into coming years.

 

ESSENTIAL JOB DUTIES

Growth Strategy & Market Planning

  • Lead annual market planning process, identifying and prioritizing target markets and trade areas aligned with CorePower Yoga's growth objectives.
  • Own delivery against annual growth commitments, including new studio openings, relocations, and portfolio optimization targets
  • Develop and maintain a data-driven site selection framework, incorporating demographic, lifestyle, and competitive analysis.
  • Present market plans, growth pipelines, and portfolio performance to executive leadership on a regular cadence.
  • Strong Financial acumen including navigating proformas, studio level financials and financial terms for deal trade offs with ease. 

Portfolio Management

  • Manage the full 213-studio portfolio, proactively evaluating each location's performance and lease position.
  • Lead lease renewal strategy and negotiations across the portfolio, balancing financial performance with brand and market presence.
  • Identify and execute studio relocations and closures where warranted by market, financial, or lease conditions.
  • Create and maintain standardized templates and playbooks for LOIs, leases, and market plans to drive consistency and efficiency across the team.

Deal Execution & Cross-Functional Leadership

  • Serve as the quarterback for all new deals, from site identification and underwriting through lease execution, construction, and grand opening.
  • Negotiate letters of intent and lease agreements directly with landlords and brokers, securing terms that support long-term studio profitability.
  • Partner closely with Design and Construction teams to ensure sites are delivered on time, on budget, and true to the CorePower Yoga brand experience.
  • Manage relationships with a network of outside brokers and landlords, representing CorePower Yoga as a preferred tenant and partner.

Team Leadership

  • Lead, coach, and develop a team of direct reports, setting clear priorities and fostering a high-performance, collaborative culture.
  • Build team capabilities in market analysis, deal negotiation, and portfolio management.

QUALIFICATIONS

  • 7–10 years of real estate experience within a multi-unit, multi-location retail, restaurant, or fitness brand.
  • Proven track record managing a large studio/store portfolio, including lease renewals, relocations, and closures.
  • Demonstrated success leading site selection and market planning for a growing brand.
  • Strong lease negotiation experience, with direct dealings with landlords and brokers.
  • Highly analytical, with the ability to gather, synthesize, and present complex data to executive leadership.
  • Experience managing and developing a team; strong people-leadership skills.
  • Excellent storytelling and communication skills — able to bring the CorePower Yoga brand and the benefits of yoga to life for external partners.
  • Comfortable operating cross-functionally with Design, Construction, Finance, and Operations.
  • Bachelor's degree required
  • Willingness and ability to travel approximately 40%.

COMPENSATION

  • Annual Salary: $135,000-$150,000 based on experience
  • 20% Bonus

  • Remote working opportunity. Must reside in a state with current CorePower Yoga operations
