Key Responsibilities

  • Conduct on-site inspections and coordinate preventive and corrective maintenance across all studios in the assigned territory, ensuring work performed by the vendor network meets CPY standards.
  • Deliver on key facilities performance targets for the assigned region — including work order response time, preventive maintenance completion, and studio compliance standards — holding the third-party vendor network accountable for the work and partnering with studio managers on execution at the studio level.
  • Own budget variance for the assigned region and minimize the Specialist's own contribution to work order delay — proactively resolving approval, parts, and vendor-coordination bottlenecks that fall within CPY's control rather than letting them sit unaddressed.
  • Respond promptly to urgent repair requests and emergency issues (e.g., HVAC outages, leaks, equipment failures) to minimize studio downtime.
  • Conduct regular studio inspections and document conditions, deficiencies, and needed repairs using the third-party facilities management (CMMS) platform, ensuring accurate, timely records that support SLA tracking.
  • Support minor refreshes and equipment installations led by Facilities; coordinate with Construction and Design when work involves design changes, permitting, major renovation, or an active construction project.
  • Coordinate on-site with contractors dispatched through the third-party vendor network for specialized trade work (HVAC, electrical, plumbing, flooring, etc.), ensuring quality, timeliness, and SLA compliance.
  • Maintain high standards of cleanliness, functionality, and brand presentation across all studios in territory.
  • Provide timely feedback on recurring issues, equipment lifecycle concerns, and opportunities for preventive improvement.

Success Metrics / KPIs

  • Work Order Response Time — regional average time to respond and resolve, by priority tier.
  • Preventive Maintenance Completion Rate — regional PM work orders completed on schedule.
  • Studio Compliance Standards — % of studios in territory meeting safety, brand, and deep-clean standards.
  • Budget Variance — regional facilities spend vs. allocated budget.
  • Approval / Parts / Vendor Coordination Delay — time lost to CPY-side bottlenecks within the Specialist's control.

Required Qualifications

  • 3+ years of hands-on facilities, building maintenance, or general maintenance experience.
  • Working knowledge of basic HVAC, plumbing, electrical, and carpentry principles sufficient to perform minor repairs and accurately scope contractor work.
  • Valid driver's license and reliable transportation; ability to travel throughout an assigned multi-state or multi-market territory.
  • Strong organizational skills and comfort using a mobile work order / CMMS platform to log and close out work.
  • Ability to work independently with minimal daily supervision while maintaining accountability to team standards.
  • Strong customer-service orientation; comfort working in an active studio environment around members and instructors.

Preferred Qualifications

  • Experience maintaining facilities in a multi-site retail, fitness, or hospitality environment.
  • Trade certification or formal training in HVAC, electrical, or plumbing.
  • Prior experience managing or coordinating third-party contractors.

Physical & Travel Requirements

  • Regular local and regional travel within assigned territory (up to 75%); overnight travel may be required.
  • Ability to work flexible hours to accommodate studio operating schedules and urgent repair needs.
  • Ability to move throughout studios, climb ladders, access mechanical areas, and occasionally lift or carry up to 40 pounds, with or without reasonable accommodation.
