About the Company

Our client is a dynamic U.S. construction and development firm specializing in large-scale residential communities and infrastructure projects. Known for building high-quality neighborhoods, townhouses, and expansive community amenities, they manage high-volume development pipelines. They operate with a collaborative, remote-forward team structure that values precision, high internal accountability, and seamless integration into their established pre-construction workflows.

Job Description

We are seeking a skilled and highly analytical Remote Construction Estimator to join our team as a dedicated, long-term contractor. In this role, you will not function as a detached third party; instead, you will become an integrated member of our organization, mastering our internal processes and owning the pre-construction estimation funnel. Your primary focus will be delivering highly professional, accurate quantity breakdowns and takeoffs for massive community developments. This is an excellent opportunity for a detail-oriented professional to manage complex, multi-million-dollar project scopes within a stable U.S. construction framework.

Responsibilities

  • Perform meticulous, detailed quantity takeoffs from architectural, structural, and civil construction plans for large-scale residential and community projects.

  • Prepare comprehensive, professional material and quantity breakdowns in Excel format, delivering clean data structures ready for final pricing assignments.

  • Lead vendor outreach to proactively source, track, and update material pricing, product data, and material specifications.

  • Manage essential pre-construction documentation, including processing RFIs (Requests for Information) and compiling submittal packages.

  • Track project timelines and deliverables across the entire estimation funnel, ensuring deadlines are met for fast-moving bidding cycles.

  • Calculate specialized civil and site requirements, including precise linear footage and area calculations for extensive community infrastructure.

Project Types

  • Master-planned community developments (250+ residential units with scopes ranging from $35M–$55M)

  • Single-family homes, townhouses, and multi-family residential units

  • Clubhouses, fitness hubs, and community amenity centers

  • Recreational facilities, including pickleball courts, entry gates, and electronic gate systems

  • Large-scale landscaping packages (sidewalks, sod, pavers, and complex irrigation systems)

Requirements

  • Experience & Track Record: Proven professional estimation experience specifically focused on residential, civil infrastructure, or community development projects for the U.S. market.

  • Educational Background: A degree in Civil Engineering, Architecture, or a closely related technical field is highly preferred.

  • Core Expertise: Exceptional mastery of material calculations, quantity takeoffs, and translating complex blueprints into highly organized Excel spreadsheets.

  • Software Proficiency: Advanced skills in Microsoft Excel and hands-on experience with standard digital takeoff software.

  • Communication & Alignment: Fluent English communication skills (written and verbal) for seamless daily collaboration, internal reporting, and vendor relations.
