This is a core research-and-operations seat covering deal sourcing, market analysis, and portfolio monitoring. You aren't just filing documents; you are organizing asset evaluation in a modern way—mastering financial record verification, underwriting prep, and property pipelines to frame an investment thesis.
You’ll take the lead on:
Strategic Market Sourcing: Sourcing qualifying apartment opportunities across CoStar, LoopNet, Crexi, MLS, and off-market channels.
Underwriting Data Preparation: Gathering and summarizing crucial financial data (rent rolls, operating expenses, T12, cap rates, and NOI).
Property Owner Outreach: Databasing property owners and running structured outreach campaigns to uncover off-market opportunities.
Asset & Portfolio Monitoring: Tracking operational updates from property management companies, identifying vacancy trends, and flagging risks.
Financial Record Verification: Reviewing property manager reports, verifying receipts, checking line items, and ensuring zero surprises for the founder.
AI Workflow Integration: Implementing AI-enhanced workflows (using Claude, ChatGPT, and Perplexity) to compress research time and accelerate summaries.
This Role Is a Great Fit If You:
Are a Property Analyst: You have a strong background in real estate investment, commercial real estate, or acquisitions research.
Are an Operations Architect: You can easily interpret and summarize financial data, rent rolls, operating statements, and basic investment metrics.
Are an AI-Adaptive Operator: You actively use AI tools (Claude, ChatGPT, Perplexity) to improve research output and reduce turnaround times.
Have 2–3 years of experience in commercial real estate analysis, asset management, property operations, or investment research.
