Job description

Commercial Estimator & Business Development

Location: Remote (Anywhere in the World)
Schedule: Monday – Friday | 9:00 AM – 6:00 PM (PST;CST,EST)
Compensation: $1,250 USD/month for the first 90 days / $1,500 USD/month after that

About the Role

This is not a purely administrative estimating role or a sit-back-and-wait inbound position. This is a hands-on commercial construction role combining estimating, business development, prospecting, and pipeline management.

You’ll help identify commercial fence, gate, and railing opportunities, review project plans, perform takeoffs and rough estimates, prospect general contractors and developers, and consistently follow up on active bids.

The goal is simple: find the right opportunities, estimate them accurately, build strong commercial relationships, and keep the pipeline moving.

You won’t be “just” an estimator. You’ll be an important part of the front end of the commercial growth engine.

What You'll Actually Do

  • Proactively source commercial fence, gate, and railing opportunities through bid platforms, GC plan rooms, and public procurement portals
  • Prospect and build relationships with general contractors, developers, property managers, and municipal buyers
  • Review architectural and civil drawings to identify project scope and requirements
  • Perform material takeoffs for linear footage, gates, posts, railing systems, and related materials
  • Prepare rough estimates using PlanSwift, Bluebeam, STACK, Excel, or similar estimating tools
  • Qualify opportunities based on scope, geography, timeline, and budget feasibility
  • Build and maintain an organized pipeline of commercial buyers and active opportunities
  • Follow up consistently on bids, proposals, pending decisions, and awarded projects
  • Track submitted, pending, won, and lost bids while maintaining accurate CRM records
  • Prepare clean estimating information and handoffs for sales leadership to finalize pricing

Expectations

  • Consistently identify and qualify new commercial construction opportunities
  • Maintain accurate and organized bid, prospect, and customer information in the CRM
  • Read and interpret architectural and civil plans confidently
  • Produce accurate takeoffs and preliminary estimates within required timelines
  • Proactively follow up with GCs, developers, procurement teams, and other commercial prospects
  • Keep every active opportunity moving with clear next steps and follow-up dates
  • Balance estimating responsibilities with outbound business development activity
  • Communicate professionally and confidently with U.S.-based contractors and commercial clients
  • Maintain strong attention to detail when reviewing plans, quantities, specifications, and project documentation
  • Take ownership of the commercial pipeline from opportunity discovery through estimating and follow-up

Requirements

  • 3+ years of experience in commercial construction estimating, bidding, or a closely related construction role
  • Proven ability to read and interpret architectural and/or civil blueprints
  • Experience performing construction takeoffs and developing rough estimates
  • Experience with PlanSwift, Bluebeam, STACK, or similar takeoff/estimating software
  • Comfortable with cold outreach, prospecting, and consistent follow-up
  • Strong spoken and written English communication skills
  • Experience managing bids, prospects, and follow-ups through a CRM or similar tracking system
  • Ability to balance client-facing business development with detailed estimating responsibilities
  • Submission of an introductory video is required as part of the hiring process

Nice to Have

  • Experience estimating fencing, gates, railing, steel, sitework, or similar commercial trades
  • Previous experience working with U.S.-based general contractors or construction companies
  • Experience using HubSpot, Salesforce, Zoho, Pipedrive, or similar CRM platforms
  • Experience sourcing projects through GC plan rooms, bid platforms, or public procurement portals
  • Knowledge of commercial construction procurement and bidding processes
