About This Job

The Commercial Loan Officer – Income Property Lending (IPL) is responsible for originating, structuring, underwriting, and closing commercial real estate loans secured by income-producing properties. This role focuses on building and managing relationships with borrowers, brokers, and referral partners while identifying lending opportunities that align with the Bank’s credit standards and growth objectives. The Commercial Loan Officer serves as a trusted advisor throughout the lending process and works closely with Credit, Underwriting, Closing, Portfolio Management, and Servicing teams to deliver exceptional client service and high-quality loan production.

The IPL business focuses on financing stabilized and value-add commercial real estate assets including multifamily, office, retail, industrial, medical office, hospitality, mixed-use, and self-storage properties.

Responsibilities:

  • Develop and maintain relationships with commercial real estate investors, borrowers, mortgage brokers, and other referral sources
  • Source new lending opportunities for acquisition, refinance, cash-out, bridge, and value-add transactions
  • Analyze borrower financial statements, rent rolls, operating statements, and property cash flows to assess creditworthiness and lending opportunities.
  • Structure loan transactions that meet borrower objectives while adhering to credit policy and risk management guidelines
  • Evaluate key credit metrics including Debt Service Coverage Ratio (DSCR), Loan-to-Value (LTV), debt yield, sponsorship strength, and global cash flow.
  • Present lending opportunities and recommendations to Credit and Executive Management
  • Negotiate loan terms, pricing, and conditions with borrowers and referral partners
  • Manage the transaction process from initial screening through funding, ensuring timely execution and an exceptional client experience
  • Coordinate with Underwriting, Appraisal, Legal, Closing, and Portfolio Management teams throughout the loan lifecycle
  • Monitor market trends, property values, and competitive lending activity within assigned territories
  • Maintain a strong pipeline of opportunities and achieve established production goals
  • Ensure compliance with regulatory requirements, internal policies, and credit standards
  • Support portfolio retention efforts, loan modifications, and relationship expansion opportunities as needed

Qualifications:

  • Bachelor’s degree in Finance, Business, Real Estate, Accounting, or related field
  • 5+ years of experience in commercial real estate lending, income property lending, commercial banking, or CRE originations
  • Strong understanding of commercial real estate finance and credit analysis
  • Experience underwriting and structuring loans secured by multifamily, office, industrial, retail, hospitality, mixed-use, and other income-producing properties
  • Working knowledge of DSCR, LTV, debt yield, NOI analysis, borrower global cash flow, and commercial loan documentation
  • Established network of commercial real estate borrowers, brokers, and industry professionals preferred
  • Strong sales, negotiation, and relationship management skills
  • Excellent verbal, written, and presentation communication abilities
  • Ability to manage multiple transactions and deadlines in a fast-paced environment
  • Proficiency with Microsoft Office and commercial lending systems
