Job description

About the Organization

Colovore is the leader in ultra-high-density, liquid-cooled AI colocation data centers for the deployment of AI inference, SuperPod, and AI factory applications and solutions. With facilities featuring power densities of 17-500+ kilowatts per cabinet, we are expanding quickly and building a national footprint of modern, hyper-efficient, high-density data centers to serve F500 enterprises and startups. The company was acquired by King Street in 2024, who provides real estate development expertise and secured $925 million funding to accelerate its national expansion. Join our team and play a critical role as we scale for rapid growth. You can be a game-changer at Colovore.

The Commissioning Manager plays a mission-critical role at the final stage of construction, ensuring that all building systems perform as designed before handoff to operations.

This role serves as the bridge between design, construction, vendors, and operations, leading the testing, validation, and certification of all systems across the facility. The Commissioning Manager ensures operational readiness, system reliability, and compliance with performance and redundancy standards.

Key Responsibilities

Commissioning Planning

  • Develop and manage comprehensive commissioning plans and schedules across MEP and IT systems
  • Define and oversee testing protocols, including factory acceptance testing (FAT), site acceptance testing (SAT), and integrated systems testing (IST)
  • Coordinate closely with contractors, OEM vendors, and third-party commissioning agents

System Testing & Validation

  • Lead end-to-end testing of critical infrastructure systems, including:
  • Electrical: switchgear, UPS, generators, PDUs, ATS
  • Mechanical: chillers, CRAHs/CRACs, and liquid cooling systems
  • Life safety: fire detection, suppression, and alarm systems
  • Controls: BMS/SCADA and system integrations
  • Ensure all systems meet design specifications and redundancy requirements (N, N+1, 2N)
  • Validate uptime and reliability standards (e.g., Tier III/Tier IV, where applicable)

Documentation & Compliance

  • Maintain all commissioning documentation, including test scripts, results, and issue logs
  • Deliver final commissioning reports and turnover packages to operations
  • Ensure compliance with internal standards, local codes, and third-party certifications (e.g., Uptime Institute)

Issue Resolution

  • Track and manage deficiencies (punch list items) through resolution
  • Drive contractors and vendors to resolve issues quickly and effectively
  • Conduct root-cause analysis for system failures and implement corrective actions
  • Validate all fixes prior to system sign-off and closeout

Handover to Operations

  • Train facilities and operations teams on system functionality and emergency procedures
  • Ensure delivery of O&M manuals, warranties, and as-built documentation
  • Lead the transition from construction completion to full operational readiness

Key Skills

  • Deep understanding of data center infrastructure systems (electrical, mechanical, controls)
  • Strong knowledge of commissioning processes and testing methodologies (FAT, SAT, IST)
  • Ability to manage complex cross-functional coordination across vendors and internal teams
  • Strong troubleshooting and root-cause analysis capabilities
  • Excellent project management and organizational skills
  • Clear communicator with the ability to translate technical concepts for operations teams

Required Experience

  • 7+ years of experience in commissioning, construction, or operations within data centers, mission-critical facilities, or similar environments
  • Hands-on experience with commissioning electrical and mechanical systems at scale
  • Experience working with OEM vendors, contractors, and third-party commissioning agents
  • Familiarity with redundancy standards (N, N+1, 2N) and uptime requirements
  • Experience with BMS/SCADA systems and integrated controls
  • Bachelor’s degree in Engineering, Construction Management, or a related field (or equivalent experience)

What Success Looks Like

  • Facilities are delivered fully tested, validated, and operationally ready with zero critical defects
  • All systems meet or exceed performance, redundancy, and uptime requirements
  • Commissioning timelines are met without delaying project delivery
  • Clean, complete turnover packages enable seamless transition to operations
  • Strong cross-functional coordination results in minimal rework and fast issue resolution
