Summary
The Lock Desk & Loan Setup Specialist oversees the accurate and timely registration, pricing, locking, and disclosure of all loans. This role ensures compliance with federal and state regulations, maintains revenue and pricing accuracy, and manages the company’s lock desk and loan setup processes from start to finish. Acting as the central point of contact for loan pricing, registration, and disclosure activities, this position is critical in ensuring operational efficiency, compliance, and profitability.

Loan Registration & Locking
- Register loans in company systems and lender portals.
- Lock loans according to market movements and company pricing
- strategy.
- Manage lock desk activities, including float considerations and market-based adjustments.
Compliance & Quality Assurance
- Perform quality assurance (QA) and general compliance checks on all loan files.
- Assist with federal and state compliance reviews at a file or audit level.
- Complete and process Changes of Circumstance (CICs) in compliance with regulations.
Pricing & Revenue Management
- Verify and manage company and Loan Officer (LO) pricing and revenue margins.
- Maintain and publish NerdWallet rate sheets via Mortech.
- Manage backend and investor margin settings for optimal profitability.
Disclosures & Fees
- Set up in-house and third-party fees in loan systems.
- Issue disclosure packages within required timelines.
- Ensure disclosure accuracy and compliance with applicable regulations.
Workflow & Communication
- Manage and prioritize the loan setup email inbox.
- Coordinate with closing and funding teams to address compliance and investor requirements.
- Organize and execute daily workflow in alignment with lock and disclosure deadlines.
Systems & Tools Used
Primary: ARIVE, Cognito, Mortech, multiple lender portals
Access Level: Full administrative and pricing access across all platforms.
Qualifications:
- 5+ years of mortgage operations experience, with at least 3 years in a lock desk or loan setup leadership role.
- Strong understanding of mortgage pricing, investor guidelines, and secondary market strategies.
- Deep knowledge of federal and state compliance requirements related to loan origination and disclosures.
- Proficiency in ARIVE, Mortech, and major lender portals.
- Experience managing investor margins and backend pricing strategies.
- Previous leadership or training experience in a mortgage operations setting.
