About the Company

Our client is a U.S.-based private real estate lender that provides short-term, business-purpose loans to real estate investors.

The company finances Fix & Flip, Bridge, DSCR rental and Ground-Up Construction projects, working closely with borrowers, brokers, originators and capital partners to deliver fast, reliable funding.

As its loan volume grows, the company is building out its remote operations team to keep every loan file accurate, complete and moving on time.

About the Role

We are seeking an experienced Loan Processor & Underwriter to own underwriting, loan file completeness and follow-up on every file through the satisfaction of underwriting conditions.

You will analyze borrower, property and deal risk, collect and verify documentation, manage appraisals, and keep borrowers, brokers and originators informed until each loan is ready to close.

This is not a data entry or conventional mortgage processing role. We are looking for someone with real underwriting and processing experience at a hard money or private lender, who brings strong judgment, persistence and excellent borrower service.

What You'll Do

Underwriting

  • Underwrite business-purpose Fix & Flip, Bridge, DSCR and Ground-Up Construction loans.
  • Analyze credit, borrower experience, liquidity, LTV/LTC, as-is value, ARV, DSCR, construction budgets and exit strategy.
  • Approve loans within delegated guidelines and escalate exceptions.

Loan File Management

  • Collect, verify and organize borrower, guarantor, entity and property documents.
  • Maintain accurate conditions and loan files in the company's loan portal and CRM.

Appraisal Review

  • Order, track and review appraisals, including comparable sales and values.
  • Work with the appraisal management company on corrections or reconsiderations.
  • Promptly advise the originator of any material changes in value or risk.

Follow-Up & Communication

  • Proactively follow up with borrowers, brokers, originators and vendors until all outstanding documents and conditions are resolved.
  • Respond promptly and deliver outstanding service to borrowers, brokers and partners.

Closing Support

  • Coordinate with the closer on underwriting-related items through funding.
  • Correct any underwriting deficiencies identified after closing.

Qualifications

Required

  • At least 1.5 years of hands-on experience at a U.S. hard money or private real estate lender, originating or servicing business-purpose investment property loans (Fix & Flip, Bridge, DSCR and/or Ground-Up Construction).
  • Practical underwriting and loan processing experience at a comparable lender.
  • Advanced written and spoken English.
  • High attention to detail and strong analytical skills.
  • Ability to work in Gmail, GoHighLevel (GHL) or a similar CRM, and an online loan portal for documents, files and workflow.
  • Hardworking, dependable, proactive and accountable. You take ownership and follow up without reminders.
  • Comfortable in a fast-paced lending business, handling urgent requests and meeting deadlines without compromising accuracy or controls.
  • Availability to work 8:45 AM to 5:45 PM U.S. Eastern Time.

Please note: conventional consumer mortgage experience alone (FHA, VA, Fannie Mae or Freddie Mac loans) does not meet the experience requirement.

How Success Is Measured

  • Loan files are complete, accurate and organized at every stage.
  • Underwriting decisions are well supported and stay within guidelines.
  • Outstanding conditions are cleared quickly, with minimal reminders.
  • Appraisal issues and material changes are flagged early.
  • Borrowers, brokers and originators receive timely, professional updates.

Why Join Us?

  • Fully Remote Opportunity: Work from anywhere in Latin America with a U.S.-based lender.
  • Competitive Compensation: Earn $1,700 to $2,300 USD per month.
  • Meaningful Responsibility: Own loan files from underwriting through clear to close.
  • Professional Growth: Deepen your experience in U.S. private real estate lending.

Important Notes

  • Candidates must reside in Latin America.
  • Direct experience at a U.S. hard money or private real estate lender is required.
  • Availability to work U.S. Eastern Time business hours is required.
  • Excellent English communication skills are essential.
  • Please submit your CV in English and include the lender(s) you worked for, your dates of employment and the loan types you handled.
