About the Company

Our client is a U.S.-based private real estate lender that provides short-term, business-purpose loans to real estate investors.

The company finances Fix & Flip, Bridge, DSCR rental and Ground-Up Construction projects, working closely with borrowers, brokers, title companies, attorneys and capital partners to fund deals quickly and reliably.

As its loan volume grows, the company is building out its remote operations team to keep closings accurate, controlled and on schedule.

About the Role

We are seeking an experienced Closing & Funding Specialist to own the closing process, from opening title and obtaining insurance through funding and post-closing handoff.

You will coordinate title companies, attorneys, borrowers and internal teams, review loan documents and settlement statements, and manage funding packages with capital partners under strict wire verification controls.

This role requires direct hard money closing experience, a clear understanding of urgent funding timelines and exceptionally responsive service.

What You'll Do

Title, Escrow & Insurance

  • Open and manage title and escrow.
  • Review title, liens, vesting and insurance.
  • Coordinate attorneys, title companies, borrowers and internal teams to resolve closing issues.

Loan Documents & Settlement Review

  • Coordinate loan document preparation.
  • Review loan documents and HUD/settlement statements against approved terms, fees, payoffs, reserves and disbursements.
  • Obtain required approvals before closing.

Closing Conditions

  • Collect and clear all remaining closing and funding documents.
  • Work with the processor and originator on underwriting conditions and escalate material exceptions.

Funding

  • Submit funding packages to warehouse lenders and capital partners and resolve their conditions.
  • Obtain clear-to-fund approval and coordinate final funding under company authorization and wire verification controls.

Post-Closing

  • Confirm funding and organize the final loan file in the company's loan portal.
  • Flag trailing documents or post-closing deficiencies to the processor and originator for correction.
  • Track the handoff of each loan to servicing.

Qualifications

Required

  • At least 1.5 years of hands-on experience at a U.S. hard money or private real estate lender, originating or servicing business-purpose investment property loans (Fix & Flip, Bridge, DSCR and/or Ground-Up Construction).
  • Direct hard money closing and funding experience.
  • Solid knowledge of title, escrow, insurance, loan documents and HUD/settlement statements.
  • Advanced written and spoken English.
  • High attention to detail.
  • Ability to work in Gmail, GoHighLevel (GHL) or a similar CRM, and an online loan portal for documents, files and workflow.
  • Hardworking, dependable, proactive and accountable. You take ownership and follow up without reminders.
  • Comfortable in a fast-paced lending business, handling urgent requests and meeting deadlines without compromising accuracy or controls.
  • Availability to work 8:45 AM to 5:45 PM U.S. Eastern Time.

Please note: conventional consumer mortgage experience alone (FHA, VA, Fannie Mae or Freddie Mac loans) does not meet the experience requirement.

How Success Is Measured

  • Loans close and fund on schedule.
  • Settlement statements and loan documents match approved terms.
  • Funding packages are cleared by capital partners with minimal back and forth.
  • Wire verification and funding controls are followed every time.
  • Final files are complete, and trailing items are flagged and resolved quickly.

Why Join Us?

  • Fully Remote Opportunity: Work from anywhere in Latin America with a U.S.-based lender.
  • Competitive Compensation: Earn $1,500 to $2,200 USD per month.
  • Meaningful Responsibility: Own every closing from title through funding.
  • Professional Growth: Approval authority grows as you prove your competence.

Important Notes

  • Candidates must reside in Latin America.
  • Direct hard money closing experience is required.
  • Approval authority for documents, settlement statements and clear-to-fund is expanded only after you demonstrate competence and receive delegation.
  • Availability to work U.S. Eastern Time business hours is required.
  • Please submit your CV in English and include the lender(s) you worked for, your dates of employment and the loan types you handled.
