JOB DESCRIPTION SUMMARY

Supports the execution of strategies and programs that assist the Company in the management of mixed-used communities where Greystar acts as the property management company of both the residential and commercial components.

JOB DESCRIPTION

  • Assists local real estate leaders and management teams in interpreting tenant leases and landlord contractual obligations. 
  • Acts as a resource for local management teams by providing guidance on handling concerns as it relates to lease specifications.   
  • Generates lease abstracts outlining all key financial, business and legal information that exists in the  commercial real estate lease and communicates all unusual lease provisions, financial obligations and other pertinent information. 
  • Assists local management teams with operating budget preparation by reviewing income assumptions for both accuracy and soundness in mechanics and strategy. 
  • Assists local management teams with calculating annual CAM reconciliations and tracking of percentage rent.   
  • Reviews management software systems for accuracy of key components such as the rent roll to ensure correct square footages and rents. Establishes the commercial pro-rata share for expense allocation. 
  • Creates and conducts webex training sessions to ensure local management teams understand key lease abstract information as well as lease language. 
  • Works closely with local management teams to prepare default notices for tenants that are in default per the specific lease terms. 
  • Assists with new business pursuits where possible on mixed-use projects.   

Requirements:

  • Minimum of 5 years of commercial property management and/or lease administration experience.
  • Experience utilizing Yardi or similar property management software platforms.
  • Knowledge of and experience with the CAM (Common Area Maintenance) reconciliation process.
  • Strong understanding of commercial lease terms, property operations, and financial reporting.
  • Ability to manage multiple priorities while maintaining a high level of accuracy and attention to detail.

The salary range for this position is $75,000 - $80,000


Additional Compensation:


Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
