POSITION: Multifamily Revenue Manager

REPORTS TO: Director of Revenue Management

COMPENSATION: Salary, Benefits

SUMMARY 

We are seeking an experienced Multifamily Revenue Manager to lead pricing strategy and revenue optimization across a diversified portfolio of conventional, LIHTC, PFC-structured, and mixed-income affordable housing assets in Texas and Kentucky. This role partners directly with asset management and on-site leadership to set and adjust pricing, manage lease-up and stabilization trajectories, and ensure compliance-bound units (AMI-restricted, LURA-governed) are priced correctly alongside market-rate inventory.

This is a high-visibility role reporting into asset management, with regular exposure to leasing performance reviews, budget variance analysis, and investor/lender reporting cycles.

 RESPONSIBILITIES (Including but not limited to) 

  • Own daily, weekly and monthly pricing recommendations across the portfolio using AIRM (or comparable revenue management software), balancing occupancy, exposure, and rent growth targets
  • Set and adjust pricing on income-restricted units in compliance with AMI tiers, MTSP rent limits, and LURA requirements, in coordination with compliance staff
  • Partner with on-site leasing teams and regional managers to validate market comps, unit availability, and competitive positioning
  • Analyze leasing velocity, renewal conversion, and concession usage; recommend pricing and concession strategy adjustments
  • Support lease-up pacing and stabilization plans for new deliveries 
  • Provide revenue management inputs into annual budgeting, reforecasts, and lender/investor reporting packages
  • Monitor submarket supply, rent comps, and demand indicators across the Dallas and Louisville metros
  • Flag pricing risk or exposure concerns proactively to asset management ahead of scheduled reviews
  • Train and support on-site teams on revenue management tools, pricing rationale, and best practices

QUALIFICATIONS 

Required:

  • 3+ years of multifamily revenue management experience, ideally spanning both conventional and affordable/income-restricted properties
  • Hands-on, experience with AIRM (RealPage's AI Revenue Management platform) — not classroom or observational exposure
  • Prior on-site multifamily operations experience (leasing consultant, assistant manager, property manager, or similar) before moving into revenue management
  • Strong Excel modeling skills; comfort building and maintaining pricing and pacing models
  • Working knowledge of LIHTC/affordable housing structures (AMI tiers, MTSP limits, LURA requirements) or demonstrated ability to ramp quickly
  • Excellent written and verbal communication for cross-functional work with on-site teams, asset management, and compliance

Preferred:

  • Experience managing pricing across a multi-market portfolio (rather than a single asset or single MSA)
  • Exposure to lease-up and stabilization pricing for new construction or repositioning assets
  • Familiarity with RealPage's broader budgeting/reporting suite
  • Bachelor's degree in real estate, finance, business, or related field (or equivalent practical experience)

WORK CONDITIONS

You are required to work both inside and outside of the office and in all areas of the residential property, including amenities, and have frequent exposure to outside elements where temperature, weather, odors, and landscape may be unpleasant and/or hazardous.  

Employees working remotely are required to adhere to the same work schedule in effect at the office unless otherwise agreed to in writing with your manager as needed to support the Company’s business needs.  Employees are expected to work a full eight (8) hour day and be available during these hours unless an alternate schedule is approved by the employee’s manager. Any need for time away from work for doctor’s appointments, errands, personal time, and vacation must be requested in advance and approved by the employee’s manager.

PHYSICAL DEMANDS

To successfully perform the essential functions of this role, the team member must be able to engage in routine physical activities such as standing, walking, climbing, stooping, squatting, and using hands for typing and handling materials. 

Team members must be capable of lifting or moving items up to 15 pounds and possess adequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus. Occasional travel may be required for training, property support, or other job-related needs.
