What this opportunity involves:

As a Facilities Manager at JLL, you'll serve as the primary representative on site, taking responsibility for the day-to-day management of key Western Australia assets and their associated plant and equipment. Your role centers on ensuring that maintenance activities and service deliveries occur seamlessly with minimal disruption to tenants while safeguarding the health, safety, and security of all building occupants and visitors. Key Responsibilities include:

  • Oversee the management and maintenance of building services including fire systems, electrical systems, HVAC, lifts, access control, and building intelligence systems to ensure optimal performance and minimal tenant disruption
  • Serve as the key liaison between tenants, property managers, and the Head of Engineering and Operations Services, maintaining strong relationships and promptly communicating incidents, events, or issues that may impact building occupants
  • Review and manage property data including energy, water, and waste consumption regularly, establishing standard documentation procedures and identifying opportunities for operational improvements and sustainability initiatives
  • Procure and tender contractors for planned preventative maintenance contracts and various capital projects, ensuring competitive pricing and quality service delivery while maintaining compliance with procurement policies
  • Conduct regular inspections of common areas, building exteriors, foyers, carparks, fire stairs, and passageways to identify defects, safety hazards, or cleanliness issues, arranging timely rectification and maintaining presentation standards
  • Maintain comprehensive building documentation including logbooks, contractor induction manuals, risk and compliance registers, and ensure all procedures are implemented and knowledge of operational systems is current across the team
  • Implement and monitor security services, oversee cleaning contractor performance through spot checks, and ensure adequate toiletry supplies and cleanliness standards are maintained throughout the property
  • Program and adjust building systems including time clocks for public holidays, access card permissions, and afterhours air conditioning scheduling to optimize tenant comfort and operational efficiency
  • Ensure all contractors receive up-to-date site inductions and training, verify permits where applicable, and maintain strict adherence to building rules and safety protocols during all maintenance and construction activities

  • Demonstrated experience in facilities management with a focus on managing multi-story commercial properties and their complex building systems including fire protection, electrical, HVAC, and building automation systems
  • Proven track record in contractor management including procurement, tendering, performance monitoring, and ensuring compliance with contractual obligations and service level agreements
  • Strong knowledge of health, safety, and environmental legislation at national, state, and local levels, with the ability to implement and maintain compliance across all operational activities
  • Exceptional interpersonal and communication skills with the ability to build and maintain relationships with tenants, clients, contractors, and internal stakeholders at all levels
  • Demonstrated ability to assess and manage risks associated with building operations, implement control measures, and respond effectively to emergency situations on a 24/7 basis
  • Computer literacy with proficiency in facilities management systems, building automation platforms, Microsoft Office suite, and the ability to learn new technologies as required
  • Strong organizational skills with the ability to prioritize competing demands, manage multiple assets simultaneously, and maintain accurate documentation and reporting
  • Relevant tertiary qualifications in facilities management, property services, engineering, or a related discipline (preferred)
  • A proactive, achievement-oriented approach with a practical "can do" attitude, flexibility, and a commitment to being a collaborative team player who kicks goals for clients
