Job description

The Senior Associate, Investments & Asset Management will play a key role in evaluating investment opportunities, supporting portfolio strategy, and driving value creation across the hotel portfolio. This position sits at the intersection of operations, finance, investments, and PE ownership, combining strong financial modeling and analytical capabilities with a practical understanding of hotel operations and performance.

 

The ideal candidate is a highly capable financial modeler who can move comfortably between detailed hotel-level analysis and broader investment strategy. The role will partner closely with senior leadership, property teams, finance, revenue management, sales, food & beverage, capital/design, and ownership/PE partners to evaluate opportunities and translate analysis into executable plans.

 

This person should be equally comfortable building a hotel investment model, evaluating an ROI opportunity, preparing a five-year business plan, challenging operating assumptions, and tracking whether approved initiatives are actually delivering the expected results.

*Starting from $140,000.00 - $180,000.00 annually plus additional incentives*

  • The total compensation package for this position may also include other elements, including a performance bonus and discretionary awards in addition to a full range of medical, financial, and/or other benefits (including 401(k) eligibility and various paid time off benefits, such as vacation, sick time, and parental leave), dependent on the position offered. Pay is based on location, experience, and qualifications etc.

 

Key Responsibilities

Underwriting & Investment Analysis

  • Build and maintain sophisticated financial models for acquisitions, dispositions, renovations, repositioning’s, brand conversions, and other hotel investments.
  • Develop hotel-level projections incorporating occupancy, ADR, RevPAR, departmental revenues, labor, operating expenses, capital requirements, and EBITDA/NOI.
  • Evaluate investment returns including ROI, IRR, NPV, payback periods, and sensitivity/scenario analyses.
  • Lead complete prospective investment analysis including IRR, MOIC, sensitivity analyses, etc.
  • Partner with ownership and private equity teams on underwriting, due diligence, investment committee materials, and evaluation of potential transactions.
  • Pressure-test assumptions using historical performance, competitive-set data, market trends, operational benchmarks, and property-specific opportunities.
  • Evaluate alternative scenarios and clearly articulate the financial and operational implications of different investment decisions.
  • Support analysis of potential brand conversions, repositioning’s, renovations, amenity additions, F&B concepts, and other major property initiatives.

 

Five-Year Planning & Strategic Analysis

  • Play a central role in the annual five-year planning process across the hotel portfolio.
  • Develop and maintain property-level financial models supporting longer-term revenue, expense, EBITDA, and capital assumptions.
  • Partner with operations, finance, revenue management, sales, F&B, and capital teams to ensure plans reflect realistic operational assumptions and identified opportunities.
  • Create scenario and sensitivity analyses around key assumptions including rate growth, occupancy, labor productivity, F&B performance, capital investment, and other major value drivers.

 

ROI & Capital Analysis

  • Develop standardized and disciplined ROI analysis for proposed capital projects and operating investments.
  • Evaluate initiatives such as renovations, new outlets, technology investments, staffing changes, revenue-generating amenities, parking and fee strategies, and other property improvements.
  • Establish clear baseline assumptions, investment requirements, expected financial benefits, timing, and measurement criteria.
  • Conduct post-investment analysis to determine whether projects are achieving expected returns and identify lessons for future investments.

 

Initiative Tracking & Execution

  • Develop and maintain portfolio-level tracking of key revenue, productivity, capital, and strategic initiatives.
  • Establish clear financial targets, owners, milestones, and expected timing for major initiatives.
  • Partner with functional and operational leaders to monitor progress and quantify realized financial impact.
  • Identify initiatives that are behind plan or not producing expected results and help determine appropriate corrective actions.
  • Provide senior leadership and ownership with concise, data-driven reporting on portfolio opportunities, progress, risks, and financial impact.

 

Cross-Functional & Ownership Partnership

  • Serve as a key analytical partner to senior leadership and ownership/PE partners.
  • Work closely with operations, finance, revenue management, sales & marketing, F&B, procurement, capital, and other functional teams.
  • Translate complex financial analysis into clear recommendations for both financial and operational audiences.
  • Prepare materials and analyses for senior management, ownership reviews, investment discussions, annual planning, and other strategic meetings.
  • Build credibility across functions by combining analytical rigor with a practical understanding of hotel operations and execution.

 

Requirements

  • Bachelor’s degree in finance, real estate, hospitality, economics, accounting, business, or related field; MBA or advanced degree a plus.
  • Approximately 5+ years of relevant experience, with title and level determined based on experience.

 

Qualifications

  • Experience in hotel investments, hospitality real estate, asset management, investment banking, private equity, transaction advisory, hotel finance, or similar analytical environment strongly preferred.
  • Advanced financial modeling skills with the ability to independently build and audit complex hotel and investment models.
  • The ability to create investment quality Presentations.
  • The ability to utilize AI tools to drive efficiencies.
  • Strong understanding of hotel P&Ls, operating metrics, departmental economics, and key performance indicators.
  • Experience with hotel underwriting, acquisitions, asset management, or hospitality investment analysis is strongly preferred.
  • Demonstrated ability to evaluate ROI and translate financial analysis into actionable business recommendations.
  • Experience working with private equity, institutional ownership, or sophisticated hotel investors is highly desirable.
  • Strong written and verbal communication skills, including the ability to present complex analysis clearly to senior executives and ownership.
