Position Summary

As a Remote Leasing Professional at Emerge Living, you are the driving force behind occupancy and resident retention for your assigned community—working entirely from a remote environment. You own the prospect journey from first inquiry through lease signing and, just as importantly, you nurture leads that aren’t ready today and proactively manage renewals so residents choose to stay. You combine consultative sales, responsive customer service, and disciplined follow-up to make Emerge Living the preferred choice in every market you serve.

This role is built for a self-motivated, tech-savvy communicator who thrives without direct supervision. You will manage a high volume of inbound and outbound touchpoints across phone, email, text, and chat; conduct compelling virtual tours; and coordinate seamlessly with the on-site team, who handle in-person showings and community walk-throughs. Your speed, persistence, and genuine care for prospects and residents will directly shape leasing velocity, resident satisfaction, and the community’s reputation.

Initially, you will support one community. As you demonstrate results, the role is designed to scale—supporting multiple communities within a centralized leasing model—so the habits, systems, and metrics you build from day one are meant to be repeatable and portable.

What You’ll Do (Responsibilities)

Lead Response & Conversion

• Respond to phone, email, internet, text, and chat inquiries quickly—typically within minutes during business hours—capturing and qualifying every prospect with a complete guest card in the lead-management/CRM system.

• Conduct engaging, professional virtual tours (live video and pre-recorded) and clearly present floor plans, pricing, availability, amenities, and current leasing specials.

• Schedule and coordinate in-person and self-guided tours, handing prospects off to the on-site team with full context so the showing is seamless.

• Guide prospects through the entire application process—applications, screening, deposits, and lease execution—adhering to company procedures and Fair Housing requirements.

• Overcome objections, follow up persistently on open leads, and close the sale while delivering a five-star prospect experience.

Lead Nurturing & Follow-Up

• Own a structured, multi-touch follow-up cadence for every lead—prompt first contact, timely re-engagement, and long-term nurture for prospects who aren’t ready to lease yet.

• Re-engage aged, dormant, and “lost” leads with targeted outreach to bring qualified prospects back into the funnel.

• Personalize communication to each prospect’s needs, timeline, and preferences, keeping Emerge Living top of mind until they’re ready to tour or apply.

Renewals & Resident Retention

• Manage the renewal process end to end—proactively contacting residents ahead of lease expiration, presenting renewal offers, answering questions, and securing on-time renewals.

• Track upcoming expirations and maintain a renewal pipeline, following up consistently to maximize retention and minimize turnover and vacancy loss.

• Partner with the on-site team to resolve resident concerns that could affect a renewal, and escalate service issues promptly to protect satisfaction and retention.

Systems, Reporting & Collaboration

• Maintain accurate, real-time records of all leads, tours, applications, leases, renewals, and resident interactions in the CRM/property-management system.

• Keep the availability and pricing information current, and coordinate with the Community Manager on specials, concessions, and market positioning.

• Communicate daily with the on-site team, Community Manager, and maintenance to ensure prompt handling of service requests and a smooth prospect-to-resident handoff.

• Meet or exceed established KPIs—lead response time, tour conversion, closing ratio, occupancy, and renewal rate—and provide regular reporting on pipeline and results.

• Ensure full compliance with Fair Housing laws, data-privacy requirements, and all company policies in every interaction and record.

What You Bring (Requirements)

• Education: High School Diploma required; College Degree preferred.

• Experience: 1–3 years in property management, leasing, inside sales, or a high-volume customer-service/call-center role preferred; multifamily leasing experience strongly preferred.

Skills:

  • Exceptional verbal and written communication with a warm, professional, sales-minded phone and video presence.
  • Strong sales and closing instincts paired with genuine customer-service orientation and empathy.
  • Highly organized and self-disciplined with the ability to manage a large pipeline, prioritize competing tasks, and follow up relentlessly—without on-site supervision.
  • Comfort and fluency with technology: CRM/lead-management and property-management software (e.g., Yardi, RealPage, Entrata, or similar), video conferencing, email, and texting platforms.
  • Working knowledge of leasing operations, application screening, pricing/availability, and resident relations.
  • Bilingual (English and Spanish) preferred.
  • Strong initiative, accountability, and a results-driven mindset.

Remote Work Requirements:

  • A reliable, high-speed internet connection and a quiet, professional home-office environment suitable for video tours and calls.
  • Ability to work assigned business hours consistently, including occasional evenings and weekends to accommodate prospect and resident schedules.
  • Proficiency with standard office equipment and computer applications; comfort learning new software quickly.

Work Environment & Physical Requirements

This is a fully remote position. Success depends on a consistent, dependable presence during scheduled hours and highly responsive communication across phone, video, email, text, and chat in a fast-paced environment. The Remote Leasing Professional works closely with the on-site team, who conduct in-person tours, unit inspections, and community walk-throughs; this role focuses on virtual tours, lead management, follow-up, applications, and renewals.

The role primarily involves prolonged periods of sitting and working at a computer, with frequent use of a keyboard, monitor, phone, and video-conferencing tools.
