  • Engagement Type: This is a full-time independent contractor engagement.
  • Compensation: The professional fee range of AUD 1,800 to 2,400 per month is an all-inclusive rate for the contractors services.
  • Schedule: While this engagement follows a standard 5-day workweek, the contractor must be open to handling weekend deliverables if required.
  • Experience Requirement: We kindly ask that you express interest only if you have substantial experience in sales outreach and business development. The client is seeking a contractor who can confidently step into the scope of work and contribute from day one, as there is limited capacity for extensive training or onboarding support.

Selection Process

  • Initial Discussion with VargasAndrews (30 to 45 minutes) An initial conversation to learn about your background, experience, and professional goals. Youll also have the chance to ask questions about the engagement and the client.
  • Technical Live Assessment with the Client (60 to 90 minutes) This stage evaluates your practical capabilities in sales outreach, lead qualification, and handling virtual conversations relevant to the scope of services.
  • Behavioral Interview with the Client (60 minutes) Focuses on culture and behavioral alignment
  • Pre-Engagement Steps (10-15 minutes) IT Audit and Refence Check
  • Pre-Engagement Call with the Founder (30 to 60 minutes) A final conversation to discuss the engagement terms, expectations, and answer any remaining questions. Youll also learn more about the companys vision and long-term goals.

Position Summary:

Smart Suites is seeking a strategic and results-driven Landlord Acquisition Representative to engage as an independent contractor, supporting the companys expansion through site identification, commercial lease negotiation, and strategic relationship development across Queensland.

Working remotely from the Philippines, the contractor will scout high-opportunity suburbs, evaluate the feasibility of properties for Smart Suites' model, and engage landlords, real estate agents, and developers to secure leasing or management partnerships. The role requires strong analytical skills to assess zoning, licensing, yield potential, and risk, as well as a persuasive communication style to lead commercial negotiations and structure deals. Ideal for a contractor with real estate familiarity, data-backed decision-making, and B2B negotiation experience, this engagement contributes directly to Smart Suites growth pipeline within a dynamic, AI-driven hospitality business.

Scope of Services

The Landlord Acquisition Representatives engagement will include the following scope of services:

Market Scouting & Lead Generation

  • Proactively identify suburbs with Smart Suites characteristics:
  • High blue/white-collar travel
  • Year-round demand from workers, students, insurers, NDIS, or displaced residents
  • Proximity to industry, hospitals, universities, or infrastructure
  • Underserved by traditional hotels
  • Maintain watchlists of large-format rental listings, leasehold hotels/boarding houses, and commercial opportunities

Asset Evaluation

  • Conduct feasibility assessments including zoning, licensing, planning overlays (rooming, hostel, STR permissibility)
  • Work with town planners to confirm rooming legality and DA/licensing exemptions (e.g., BCC rooming code loopholes)
  • Analyse occupancy, yield potential, CapEx/OpEx risk, parking availability, and tenant demographics

Landlord & Agent Negotiation

  • Establish and maintain relationships with real estate agents, developers, and private landlords
  • Lead negotiations for site leases or master leases, management rights, or strategic partnerships
  • Structure commercial lease terms aligned to Smart Suites cashflow model

Pipeline Management & Reporting

  • Maintain CRM of opportunities under review
  • Report on acquisition funnel, site progression status, obstacles, and deal forecasts
  • Handover successful sites to Operations for fitout and mobilisation

Key Skills and Qualifications

  • Minimum 3 years experience in real estate acquisitions, business development, commercial leasing, or strategic partnerships.
  • Strong understanding of property asset types, zoning, and planning overlays, including exposure to Australian property regulations or ability to interpret local frameworks with guidance.
  • Proven experience identifying high-potential locations using demographic, commercial, and infrastructure data.
  • Skilled in conducting basic feasibility studies, including occupancy/yield analysis, CapEx/OpEx assessment, and market segmentation.
  • Comfortable working with or liaising alongside town planners, agents, and legal stakeholders to assess compliance and viability.
  • Experience negotiating lease terms, master lease agreements, or commercial partnerships.
  • Proficiency in maintaining and managing a sales pipeline or acquisition funnel using CRM platforms (e.g. HubSpot, Salesforce, Zoho).
  • Strong English communication skills, both verbal and written, especially in remote negotiation contexts.
  • Analytical and detail-oriented, with the ability to track multiple opportunities and report effectively on deal progression.
  • Highly organized, self-driven, and capable of working independently under minimal supervision.
  • Proficient in digital tools for reporting, research, and collaboration (e.g. Google Workspace, M365, mapping/AI tools).
  • Comfortable operating in a fast-paced, data-informed, and AI-driven work environment.
