Job description

EIKA Development is expanding its residential business in Poland. We are looking for a locally based real estate professional with development experience who wants broader involvement in acquisitions, project evaluation, and development preparation.

Part of EIKA Group (https://eikagroup.lt/en/), a real estate group operating since 1993, EIKA Development draws on the Group’s development, construction and investment management expertise. Funds managed by EIKA Asset Management already hold office and logistics assets in Warsaw, Kraków and Wrocław.

You will bring local market knowledge, relationships and transaction experience. EIKA will provide access to capital for approved investments and analytical, technical and development support.

Your role

Your initial focus will be sourcing and securing residential development opportunities, primarily in Warsaw, alongside monitoring existing partner-led projects. You will work directly with the Development Director and senior management, supported by the Group’s experts.

The engagement will start as a solo role. As the portfolio grows, the aim is to establish a Polish legal entity and build a local team. You will have the opportunity to progress into a leadership role overseeing EIKA’s development business in Poland, with increasing responsibility for projects, people and business decisions.

Your responsibilities

  • Source land and development opportunities through landowners, brokers and local developers.

  • Assess planning constraints, technical assumptions, development potential and financial feasibility.

  • Prepare business plans and investment recommendations with support from the Group’s team.

  • Lead negotiations and coordinate due diligence and acquisition agreements through to completion.

  • Monitor partner-led projects and represent EIKA’s interests locally.

  • Recommend target locations, partnerships and opportunities for further growth.

What you bring

  • Experience in real estate development in Poland, gained with a developer or in a development project management role.

  • Practical involvement in project feasibility, land acquisition, planning, permitting and development coordination.

  • Understanding of development budgets, financial models and project risks.

  • Knowledge of the Warsaw market and the ability to build relationships with local market participants.

  • Strong negotiation skills, commercial judgement and the ability to manage projects independently.

  • Fluent Polish and English sufficient for cooperation with the Group’s team and management presentations.

Residential development experience is preferred. Relevant commercial development experience will also be considered.

What EIKA offers

  • A practical role in shaping a new development business, with direct access to decision-makers.

  • Access to investment capital for approved projects; capital raising is outside your responsibilities.

  • Market research, financial analysis, technical and project planning support.

  • A fixed monthly B2B fee, performance-related bonuses and reimbursement of agreed business expenses.

  • The opportunity to build a local team and take on broader leadership responsibility as the business grows.

All enquiries will be handled confidentially. Professional references will form part of the selection process.
