About The Opportunity

Boundless Life is seeking a highly capable Real Estate Legal Transaction Manager to join our Real Estate & Expansion team and support the growth of our global portfolio across eight active markets today, an active expansion pipeline.

The ideal candidate will bring solid, hands-on experience in commercial real estate legal practice — with a particular focus on complex, multi-jurisdictional lease negotiations and hybrid deal structures (leases with management, operating, or revenue-share components).

This role will serve as a dedicated legal transaction partner to the Real Estate & Expansion team, reporting directly to the General Legal Counsel and working shoulder-to-shoulder with our Global Head of Real Estate, in-house counsel, external local counsel, and business stakeholders across each market. A core focus of the role is the negotiation, drafting, and interpretation of commercial and residential leases, together with all associated ancillary documents — LOIs, addenda, side letters, management agreements, SNDAs, estoppels, guarantees, and building/regulatory authorizations.

Beyond transactional execution, the successful candidate will help build the legal-operational backbone of a fast-growing global platform: standardizing playbooks, coordinating local counsel across jurisdictions, and translating legal risk into commercially usable guidance for the business.

Boundless Life operates across eight very different legal environments — from Portuguese and Spanish commercial lease frameworks to Indonesian Hak Pakai regimes, Italian, Greek, and Montenegrin civil law traditions, and Japanese and Uruguayan market practice — with active expansion pipeline (France, Costa Rica) adding further complexity. Candidates must be comfortable quickly grasping the intricacies of new jurisdictions, working through unfamiliar frameworks with local counsel, and holding the commercial line while doing so.

This position reports to the General Counsel, with a strong working line into the Head of Real Estate & Expansion. Location is flexible (remote-friendly, EMEA time zone preferred), with regular travel expected to active and prospective markets.

Key Responsibilities

  • Transactional Execution:  Lead the drafting and negotiation of a diverse deal flow, including commercial leases (education centers, coworking hubs, family lounges), residential portfolio leases and management agreements, LOIs, MOUs, lease amendments, SNDAs, estoppels, guarantees, and hybrid lease-plus-management structures. Ensure every document protects Boundless Life's commercial and operational interests while unblocking the growth pipeline.
  • Multi-Jurisdictional Coordination:  Manage and quality-control external local counsel across our active markets (currently Portugal, Greece, Italy, Spain, Montenegro, Indonesia, Japan, and Uruguay), our active expansion markets (France, Costa Rica), and any new jurisdiction we enter. Own the relationship, the scope, and the output — including translating local legal advice into clear, actionable direction for the business.
  • Asset Management & Operational Support:  Provide legal interpretation of the existing lease portfolio and day-to-day support to Operations, Finance, Local Hosts, and Community teams on lease questions, escalations, disputes, permits, and landlord communications.
  • Real Estate Due Diligence:  Lead legal due diligence on new locations and strategic initiatives — identifying and pricing regulatory, title, zoning, ERP/permitting, tax withholding, and structural risks — and translating findings into go/no-go recommendations.
  • Playbook & Process Optimization:  Help build the RE Legal function from the inside out: templates, redline playbooks by jurisdiction, approval workflows, contract repository standards, and lease management processes. Turn one-off work into repeatable systems.
  • Strategic and Practical Legal Advice:  Deliver timely, commercially oriented legal advice to internal stakeholders across all levels — from Development Managers and Project Managers up to the CEO and Board — translating complex legal concepts into clear, risk-based recommendations the business can act on.
  • Dispute Management:  Support the resolution of landlord, tenant, and vendor disputes across markets, working with local counsel where litigation, arbitration, or termination scenarios arise.

About You

  • Education:  Law degree (JD, LLB, Licenciatura en Derecho, or foreign equivalent) from an accredited institution. LLM or dual-jurisdiction qualification is a plus.
  • Bar Admission:  Qualified to practice law in at least one relevant jurisdiction.
  • Experience:  Minimum of 5 years of direct experience in commercial real estate, contract management and leasing practice OR 7 years dealing with high volume complex commercial agreements. A background combining top-tier law firm training with in-house exposure is strongly preferred. Prior experience in hospitality, coliving, education, or multi-jurisdictional real estate portfolios is a significant plus.
  • Languages — Required:  Excellent professional proficiency in both English and Spanish, spoken and written. Comfortable negotiating and drafting complex legal documents in both languages.
  • Languages — Strong Plus:  Working proficiency in one or more of: Portuguese, Italian, French, or Japanese. Given the geographic footprint, any additional Boundless Life market language materially improves the fit.
  • Multi-Market Fluency:  Demonstrated ability to quickly grasp the intricacies of new legal systems, distinguish market convention from negotiable position, and work effectively with local counsel across civil and common law jurisdictions.
  • Technical Mastery:  Proven ability to identify novel and complex legal issues, escalate them appropriately, and translate them into clear, risk-based recommendations for both business and legal stakeholders.
  • Judgement & Ownership:  Takes full ownership of work product. Operates effectively and independently with minimal oversight, while maintaining a high standard of accuracy, quality, and efficiency.
  • Organizational Skills:  Exceptional organization and prioritization. Comfortable holding many parallel workstreams — often across multiple time zones and markets — without dropping detail or missing deadlines.
  • Travel:  Willing and able to travel regularly (indicatively 15–25% of the time) to active and prospective markets for site visits, negotiations, and closings.
  • Cultural Fit:  Collaborative, low-ego, mission-aligned. Comfortable in a fast-paced, ever-evolving scale-up environment where roles stretch, priorities shift, and resilience matters. Believes in what Boundless Life is building for families.
