Residential Building Construction Estimator (NSW) - Remote

Fulltime role | WFH | Minimum 5 Years Australian Experience – ESSENTIAL

Position Overview

We are seeking a highly experienced Residential Construction Estimator with a minimum of 5 years hands-on Australian residential building experience, including strong exposure to NSW projects.

This role requires deep knowledge of Australian construction methods, local trade pricing, NCC compliance, and NSW residential contract structures. Candidates without proven Australian estimating experience will not be considered.

Mandatory Requirement

Minimum 5 years Australian residential construction estimating experience (ESSENTIAL)
Strong experience on NSW residential projects (houses, duplexes, townhouses)
Applications without Australian experience will not be reviewed.

Key Responsibilities

Estimating & Take-Offs

• Complete detailed material take-offs from architectural and engineering drawings

• Prepare accurate BOQs and trade package breakdowns

• Price single dwellings, duplexes, multi-dwelling developments

• Interpret structural, civil, hydraulic, and services documentation

Tender & Quoting

• Prepare fixed-price and cost-plus estimates

• Source and compare subcontractor quotes

• Conduct scope comparisons and trade analysis

• Assist in tender submissions and cost proposals

NSW Compliance Knowledge

Strong working knowledge of:

• NCC (National Construction Code)

• BASIX requirements

• NSW Home Building Contracts

• Local council approval processes (CDC & DA pathways)

• Residential building warranty requirements

Cost Control & Variations

• Review and price variations

• Support project managers with budget tracking

• Maintain supplier and subcontractor pricing databases

• Identify cost-saving opportunities through value engineering

Required Skills & Software

• Minimum 5 years AU residential estimating experience (ESSENTIAL)

• NSW residential project experience

• Proficiency in estimating software (Buildsoft, Cubit, CostX or similar)

• Strong Excel capability

• Ability to interpret detailed construction drawings

• Strong knowledge of AU trade pricing structures

Preferred (Not Essential)

• Quantity Surveying background

• Experience with medium-density residential projects

• Builder-side estimating experience

• Exposure to developer feasibility analysis

• Estimate accuracy within agreed margin tolerance

• Tender win rate

• Turnaround time on estimates

• Variation margin control

• Cost database accuracy
