Real Estate Acquisition Specialist

Position Type: Full-Time, Remote

About the Role

We are seeking a highly motivated and experienced Real Estate Acquisition Specialist to handle inbound seller leads generated through direct marketing campaigns.

This is a phone-intensive, consultative sales role focused on qualifying motivated property sellers, building rapport, evaluating opportunities, negotiating offers, and securing signed contracts. The ideal candidate has direct experience in real estate wholesaling, acquisitions, FSBO transactions, subject-to deals, or distressed property sales and understands how to navigate conversations with motivated homeowners.

You will play a critical role in converting inbound opportunities into signed contracts while maintaining a high level of professionalism, empathy, and persistence throughout the sales process.

Responsibilities

Lead Qualification & Seller Engagement

  • Answer inbound calls from property owners responding to cash buyer, foreclosure, probate, and distressed property marketing campaigns.
  • Conduct structured seller qualification calls to assess motivation, timeline, property condition, and pricing expectations.
  • Build trust and rapport with homeowners while uncovering their unique circumstances and goals.
  • Identify highly motivated sellers and determine deal viability.

Property Evaluation & Offer Negotiation

  • Conduct preliminary property evaluations over the phone.
  • Assess repair requirements, estimated after-repair value (ARV), and overall investment potential.
  • Present cash offers within company-approved acquisition guidelines.
  • Negotiate effectively with property owners to secure favorable agreements.
  • Handle objections professionally and guide sellers through the decision-making process.

Pipeline Management & Follow-Up

  • Maintain consistent follow-up with leads that do not convert during the initial conversation.
  • Manage lead pipelines to ensure opportunities remain active and engaged.
  • Update CRM records accurately and maintain complete documentation of all interactions.
  • Track seller conversations, follow-up schedules, and contract status.

Contract Execution & Team Collaboration

  • Secure signed purchase agreements from qualified sellers.
  • Coordinate with acquisitions, underwriting, and disposition teams on qualified opportunities.
  • Ensure a smooth handoff process once contracts are executed.
  • Collaborate with internal stakeholders to maximize deal conversion and efficiency.

Required Experience & Skills

Must-Have

  • Previous experience in Real Estate Wholesaling, Acquisitions, FSBO, Subject-To transactions, or Distressed Property Sales.
  • Proven track record of getting motivated sellers under contract.
  • Strong phone sales, rapport-building, and objection-handling skills.
  • Experience negotiating real estate transactions and purchase agreements.
  • Familiarity with ARV calculations, repair estimates, and wholesale deal analysis.
  • Experience using CRM systems and managing sales pipelines.
  • Excellent verbal and written English communication skills.
  • Strong organizational skills and attention to detail.
  • Self-motivated with the ability to work independently in a remote environment.

Nice-to-Have

  • Experience working with U.S.-based real estate investors or wholesaling companies.
  • Familiarity with foreclosure, probate, tax delinquent, and distressed property lead types.
  • Experience using Podio, GoHighLevel, Salesforce, or similar CRM platforms.
  • Knowledge of creative financing strategies, including Subject-To transactions.
  • Track record of consistently exceeding acquisition, contract, or sales goals.

What Does a Typical Day Look Like?

Your day begins by reviewing new inbound seller leads and prioritizing follow-up opportunities. Throughout the day, you'll speak directly with homeowners, uncover motivation, evaluate property opportunities, negotiate offers, and move qualified prospects toward signed contracts.

You will maintain detailed CRM records, coordinate with internal teams regarding active opportunities, and ensure no lead falls through the cracks. Consistent follow-up is a critical part of the role, as many deals require multiple touchpoints before converting.

Success comes from building trust, understanding seller motivations, and creating win-win solutions that result in executed contracts.
