Job Role: Property Manager

Compensation range: £433 GBP / Monthly

Engagement type: Independent Contractor Agreement

Work Schedule: This role is expected to require 20 hours per week, (Monday, Tuesday, Thursday, Friday and Saturday 7am to 11am / 20 hours per week) As a contractor, you’ll have flexibility in how you manage your schedule, but availability for occasional collaboration during UK business hours is preferred.

Who We Are: At Hunt St, we help Australian/UK companies hire top remote talent in the Philippines.. You will be hired directly by the client as an independent contractor. We are not an outsourcing agency. All of our roles are 100% remote so you'll be able to work from home.

Who The Client Is: They are a husband-and-wife team based in the North West of England with a portfolio of 155 property units and growing. They manage the properties in-house, so as you can imagine, there is a lot to do. They are looking for an Operations Manager to help oversee and manage the day-to-day running of the business. The majority of their properties are single-let properties, although they also have a number of flats. Around 80% of the portfolio consists of benefit-tenant properties.

Role Overview: Managing and completing key tasks to ensure the effective and efficient operations of the business. Key duties involve completing key tasks in the rental contractual process (including managing rent collection and arrears), managing property maintenance, and ensuring legal and safety compliance.

Reporting lines:
Letting Manager reports directly to the Director

Key Responsibilities: 

  • Complete key processes of the lettings process, from listing properties, viewings, contracting to move-out inspections, ensuring legal compliance
  • Complete routine tasks to ensure compliance with regulations and maintaining property standards
  • Reviewing rent arrears, suggesting the appropriate action is taken and completing approved actions
  • Managing debt recovery following end of tenancy
  • Help develop AI tools to ensure efficiency in processes
  • Coordinate with stakeholders where required (e.g. maintenance team and Local Authority) to ensure effective communication and collaboration
  • Handle tenant relations, resolve issues, and ensure tenant satisfaction
  • Ensuring council tax and utility liabilities are met
  • Manage and monitor mortgage applications

Requirements

  • At least 4 years of experience as an Lettings/Property Manager
  • Proven track record in a Property Management role.
  • Familiarity with property management software (e.g. Arthuronline) and standard office software like Microsoft Office. Knowledge of new and emerging AI tools.
  • Excellent verbal and written communication skills for effective interaction with a diverse range of people, from tenants to contractors and Local Authority.
  • The ability to manage multiple properties, tasks, and deadlines efficiently is essential for success in this dynamic role.
  • Strong analytical and problem-solving abilities to handle unexpected issues and resolve conflicts between parties.
  • Knowledge of basic financial principles, marketing strategies, and the local real estate market to maximise profitability.

Desirable:

  • Qualification to university level in Business Administration, Real Estate or a related field.
  • Knowledge and experience of using Athuronline.

Work Arrangement & Expectations:

This is a remote role that may be set up as either an independent contractor engagement or via an Employer of Record (EOR), depending on client preferences and legal structure.

To ensure alignment and transparency, successful candidates will be expected to:

  • Be available for meetings and collaboration during core [UK, AEST or PHT] business hours
  • Disclose any existing ongoing roles or client work
  • Reflect this engagement on their LinkedIn profile (clearly marked as “Independent Contractor” if not employed via EOR)
