Environmental & Property Condition – Technical Director

  • Performs senior-level technical guidance for a specific discipline of JLL’s Real Estate Due Diligence (JREDD) – Environmental & Property Condition (EPC) team, ensuring the highest quality of service delivery, fostering team development, driving business growth, and upholding JLL's standards of excellence.
  • Manages and coordinates technical staff activities, training, and quality and risk management.
  • Oversees complex client accounts to achieve the company's strategic business objectives.
  • Develops and maintains service templates, processes, and field applications.
  • Key areas of focus include oversight of project scoping and service delivery, quality assessment/ quality control, performance feedback, recruiting assistance, client management, scope adherence, template management, and overall subject matter expertise for the specific area of focus.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Prepare scopes of work and fee proposals in support of the Business Development team and in response to direct client inquiries.
  • Act as a primary technical point of contact for clients, providing expert consultation to clarify project scopes and address technical questions.
  • Collaborate with the Business Development team and leadership by providing technical insights that may lead to new or expanded business opportunities.
  • Act as the principal technical reviewer for reports and deliverables, ensuring accuracy, clarity, and compliance with all relevant standards.
  • Stay current with changing regulations and industry best practices to guide the team and update service delivery protocols.
  • Continuously improve report templates to incorporate client feedback and enhance readability, with emphasis on efficiency to reduce report preparation time while maintaining high quality control standards.
  • Manage and expand the "WordBank" of pre-written discussions to increase the efficiency and consistency of the report writing process.
  • Implement and oversee robust Quality Assurance/Quality Control (QA/QC) procedures for all projects.
  • Reviews reports written by others to ensure it meets company and client protocols and accurately describes the assets, as well as to ensure quality and risk management standards.
  • Provides technical direction and guidance to staff assigned to projects within the area of focus.
  • Oversee the preparation of accurate, timely, and complete reports to the client and company.
  • May act as subject matter expert in areas of expertise such as building systems and conditions, seismic, ADA, MEP, or other specialties, in accordance with ASTM E2018, as well as client scopes such as Fannie Mae, Freddie Mac, etc.
  •  Performs other duties as assigned.

SUPERVISORY RESPONSIBILITIES

  • Provide direct mentorship and constructive feedback to Professional Assessors to support their career growth and skill development.
  • Lead training initiatives and develop resources to build the team's technical expertise.
  • Foster a collaborative environment focused on innovation, efficiency, and continuous improvement.
  • Assist in balancing team workload and allocating resources to ensure project deadlines and client expectations are met.
  • Provides formal feedback about performance of individual employees related to the scope of work performed by the person, to their direct manager.
  • Works with Managing Director to respond to subordinates’ recommendations for staff recruitment, selection, promotion, advancement, and corrective action.
  • Leads by example and models behaviors that are consistent with the company's values.
  • May act as a strategic contributor to enhance service offerings, adopt new technologies, and improve operational processes.

QUALIFICATIONS, EDUCATION and EXPERIENCE

  • Bachelor’s degree (BA/BS) in architecture, engineering, construction management, environmental science, geology or related field.
  • PCA Track: Minimum 10 years commercial building evaluation, ASTM E2018, and commercial design experience with a general understanding of all building systems: site work, structural, building envelope, and MEP.
  • ESA Track: Minimum 10 years environmental site assessment experience, including, ASTM E1527/ASMT E1903 Phase I and Phase II Environmental Site Assessments, with comprehensive knowledge of environmental regulations, contamination assessment, and remediation processes.
  • Minimum of 10 years of experience in client management, developing accounts and managing services.
  • Minimum of two (2) years of experience in a supervisory position with direct report responsibilities.
  • Minimum of two (2) years of experience overseeing financial performance of an engineering service.
  • Mastery level knowledge of scope differences for underwriting, acquisition/disposition, subject matter expertise.

CERTIFICATES and/or LICENSES

  • Preferred, but not required, certification as a Professional Engineer or Registered Architect.
  • Preferred, but not required, certified as an Environmental Professional.

COMMUNICATION SKILLS

  • Ability to comprehend, analyze and interpret business related documents and offer strong business solutions to clients.
  • Excellent written and verbal communication, interpersonal, consultative, and exceptional customer service skills and the ability to solve problems.
  • Ability to effectively respond to sensitive issues, complex inquiries or complaints from clients, co-workers, supervisor and/or management.
  • Ability to make effective presentations on general topics to an internal department, large group of employees, clients and/or management.
  • Ability to motivate employees and client groups to take desired action. Ability to effectively present technical information to non-technical clients.

REASONING ABILITY

  • Ability to solve problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions. Draws upon the analysis of others and makes recommendations that have a direct impact on the EPC business unit.

OTHER SKILLS and ABILITIES

  • Advanced knowledge of computer software and hardware (i.e. Microsoft Office Suite Products).
  • Excellent time management and organizational skills.
  • The position requires simultaneously managing electronic deliverables for several ongoing assignments.
  • Ability to motivate and negotiate effectively with key employees and client groups to take desired action.

SCOPE OF RESPONSIBILITY

  • Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines.
  • Responsible for adjusting work unit and/or project deadlines. Errors in judgment may cause short-term impact on the department.

Estimated compensation for this position:

120,000.00 – 120,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
