Roles & Responsibilities

  • Advanced MS Excel and financial modeling capability, including DCF, IRR, NPV, sensitivity and scenario analysis.

Requirements:

  • Assist in financial evaluation and feasibility analysis of potential real estate acquisitions, development projects, and investment opportunities; build and maintain project-level financial models (DCF, IRR, NPV, payback) and perform sensitivity and scenario analyses.
  • Conduct market research on supply-demand trends, rental benchmarks, transaction comparables, land prices, competitor activity, and macroeconomic indicators; prepare investment memorandums, teasers, and board/investment committee materials.
  • Mine, clean, and analyze large datasets to identify trends, opportunities, and risks related to asset performance, leasing, market dynamics, and portfolio strategy; collaborate with development, commercial, finance, and operations teams to validate assumptions.
  • Support portfolio reporting, valuations, reforecasting, variance analysis, and performance reviews; maintain up-to-date databases for comparables, benchmarks, land prices, and investment pipeline opportunities; prepare executive-level dashboards and analyses.

Real Estate Investment Analyst

Location / Work Mode: Remote - Pakistan (preferably Karachi)

Reporting Line: Functional reporting to the client's investment leadership team; administrative coordination by SCT in Pakistan

Experience: Minimum 2 years of relevant experience in real estate investment analysis, financial analysis, valuations, feasibility studies, or related fields

Education: Bachelor's degree in Finance, Accounting, Economics, Business Administration, Real Estate, or a related field

Languages: Excellent English verbal and written communication skills

Working Hours: 10:00 AM to 7:00 PM Pakistan Standard Time (PST), aligned with KSA working hours

Working Days: Sunday to Thursday; Friday and Saturday off

About the Role

The Real Estate Investment Analyst will support the client's investment and development teams by conducting financial evaluation, feasibility analysis, market research, and portfolio performance analysis for potential real estate acquisitions, developments, and partnerships. This is a remote role based in Pakistan, preferably Karachi, managed administratively by SCT in Pakistan while functionally reporting to the client's investment leadership team. The role requires strong analytical capability, financial modeling expertise, attention to detail, and the ability to present investment insights clearly to senior stakeholders.

Key Responsibilities

  • Assist in the financial evaluation and feasibility analysis of potential real estate acquisitions, development projects, and investment opportunities.
  • Build and maintain detailed project-level financial models, including DCF, IRR, NPV, payback, sensitivity analysis, and scenario analysis.
  • Conduct market research covering supply-demand trends, rental benchmarking, transaction comparables, land prices, competitor activity, and macroeconomic indicators.
  • Support the preparation of investment memorandums, investment teasers, board presentations, investment committee materials, and management reporting packs.
  • Prepare analytical proposals and supporting materials for potential partnerships, acquisitions, and development opportunities.
  • Mine, clean, and analyze large datasets to identify trends, opportunities, and risks related to asset performance, leasing, market dynamics, and portfolio strategy.
  • Collaborate with development, commercial, finance, and operations stakeholders to validate assumptions and refine investment cases.
  • Analyze historical performance of real estate assets and portfolios to generate insights, forecasts, and actionable recommendations.
  • Support portfolio reporting, valuations, periodic reforecasting, variance analysis, and performance review exercises.
  • Maintain up-to-date databases for transaction comparables, rental benchmarks, land prices, key market indicators, and investment pipeline opportunities.
  • Prepare clear dashboards, summaries, and executive-level analysis to support management decision-making.
  • Ensure all financial models, assumptions, and reports are accurate, well-documented, and supported by credible data sources.

Competencies

  • Strong analytical, quantitative, and problem-solving skills.
  • Advanced MS Excel and financial modeling capability, with strong proficiency in MS Office, especially PowerPoint and Word.
  • Solid understanding of investment analysis, feasibility studies, valuation methods, and real estate market fundamentals.
  • Ability to interpret market data, asset performance indicators, benchmarks, and financial outputs into practical business insights.
  • Excellent English communication skills with the ability to prepare concise written analysis and professional presentations.
  • Strong interpersonal skills and ability to work remotely with cross-functional teams and senior stakeholders.
  • High attention to detail, accuracy, data discipline, and documentation quality.
  • Commercial mindset with the ability to connect numbers, assumptions, and market intelligence to business decisions.
