GIC Real Estate

We were an early entrant among institutional investors in real estate including traditional private real estate (brick-and-mortar assets), public equities, real estate investment trusts, and real estate-related debt instruments.

 

Real Estate Portfolio Monitoring team

The Real Estate Portfolio Monitoring (PM) team sits within Real Estate Asset Management (AM) and leverages data and emerging technology to provide portfolio monitoring, data analytics and investment services support to AM and the Investment Management teams (IM). The team also oversees the development and implementation of business operating models needed to scale GIC’s investments in Real Estate.

 

We are looking for a dynamic and enthusiastic candidate to join our PM team in Singapore, predominantly covering the China portfolio. Given the scale and breadth of GIC’s Real Estate portfolio, the successful candidate will be crucial in enabling RE to deliver effective portfolio and asset management. The candidate will work to establish and expand the team’s data analytics capabilities by reviewing investment data, implementing data validations, creating data integration, and enhancing portfolio, sector and asset level analytics.

 

The role will report to the SVP of Real Estate Portfolio Monitoring for Asia.

 

What will you do as an Associate in the Portfolio Monitoring team? 

  1. Portfolio Monitoring/Asset Management
  • Co-ordinate the annual cycle of portfolio/asset management activities, including IRR, hold/sell analysis, strategic asset planning and annual operating and capital budgeting processes for the China portfolio.
  • Support critical operational processes during the lifecycle of investments including updates of investment attributes, office bearer approvals, document execution and other relevant processes.
  • Support AM/IM in the monitoring and oversight of partners including reporting, performance, fees, operations and ESG matters.
  • Support the preparation of annual business plans for China assets, working with JV partners and property managers to agree on strategy and budgets and overseeing effective tracking.
  • Propose and execute process efficiency gains, through industrialisation and digitalisation of repetitive and time-consuming tasks and focus on high value add processes.

 

  1. Data Management and Analytics
  • Ensure the integrity and accuracy of data obtained from various partners by implementing comprehensive data validation models and addressing any inconsistencies or gaps.
  • Ideate, design, and deliver insightful portfolio, sector and asset level analysis for effective oversight of the China portfolio and to inform investment and asset management decisions.
  • Develop comprehensive investment performance reports to help analyse Real Estate market trends and their potential impact on portfolio performance.
  • Work closely with AM and IM to ensure a cohesive approach between market knowledge and data insights. Develop training materials and sessions to promote knowledge.

 

 What qualifications or skills should you possess in this role? 

  • 3+ years relevant work experience and good academic qualifications in relevant fields
  • Excellent computing skills in visualization and data transformation. Strong proficiency in Excel, PowerPoint, and visualisation tools such as Tableau and Power-Bi is a plus.
  • Strong real estate knowledge, including direct, indirect and debt transactions.
  • Ability to forge strong partnerships with AM/IM and other stakeholders.
  • Inquisitive self-starter with ability to work in a fast-paced environment.
  • Strong attention to detail and organizational skills.
  • Strong time-management and creative problem-solving capabilities.
  • Given the coverage of the China portfolio, proficiency in written and spoken Mandarin is required to support stakeholders effectively.
