At Pier 4 our portfolio of multifamily real estate assets is growing and as a result we are looking for an experienced Regional Team Lead, Maintenance Technicians to join our team in KitchenerGuelphCambridgeWaterloo, Ontario. We are looking for a Team Lead, Maintenance Technicians who wants to be part of our exciting journey and is truly engaged in being an advocate of and executing, bestinclass property maintenance.

The Team Lead, Maintenance Technicians reports to the Property Manager and is accountable for and leading a team of Maintenance Technicians in preserving the condition of the properties and requires you to trouble shoot, repair, install and apply preventative maintenance techniques.

Responsibilities

  • Own hand and power tools (they are not provided) and work vehicle.
  • Lead a team of Maintenance Technicians in the in the renovations, maintenance and repair of units and common areas.
  • Daily meetings with your team to ensure work is organized and complete for the day.
  • Assign tasks to Maintenance Technicians.
  • Supervise and coordinate activities of Maintenance Technicians.
  • Monitor and ensure the teams productivity and quality of work by following established procedures.
  • Working with the property management team to ensure supplies are on site to complete work assigned.
  • Understand and communicate with Property Manager on toolssupplies needed to perform maintenance duties.
  • Assist in organizing and managing your teams work based upon priorities and severity.
  • Work with Property Manager to identify training opportunities and leverage the skills and strengths of the team.
  • Take ownership for your regionteam and ensuring best quality service, results and that work is completed on time as per company policies and procedures.
  • Accountable for ensuring timelines are met and regular communication with Property Manager on progress and potential issues.
  • Perform scheduled and unscheduled maintenance work orders as assigned.
  • Ensure resident issues and service requests are addressed within 24 hours (minor repairs and maintenance tasks) and regular checkins with Property Manager as directed.
  • Ability to follow and complete a daily, weekly & monthly task schedule.
  • Repairing and renovating vacantoccupied units and common areas.
  • Performing minor electrical and plumbing work as assigned (examples: lighting replacement, replacing toilets).
  • Basic understanding of all applicable laws, legislation and rights concerning residentslandlord relations.
  • Familiar with the emergency operation of electrical, elevator, boiler, fire panel and safety systems, mechanical systems, sprinkler and timer systems.
  • Available for oncall duties, evenings and weekends. Hours may change based on operational needs.
  • Must be able to handle emergencies occurring after regular office hours.
  • Willing to travel toamong various locations within Southwestern Ontario.

      • Proven relevant plumbingelectricalcarpentry skills.
      • Excellent communication, customer service, and organizational skills required.
      • Ability to problemsolve, multitask and remain detailoriented.
      • Ability to work independently as well as within a team.
      • Ability to lift up to 50lbs.
      • Possess and maintain a valid Ontario G driver’s license in good standing (clean driver’s abstract)
      • Eligible to work in Canada (will be subject to a criminal background check).
      • High School Diploma and 5+ years of workrelated experience.
      • Previous experience in residential maintenance or related field.
      • WHMIS training, knowledge of applicable legislation respecting residential tenancies in Ontario and the rights and obligations of Landlords and Tenants an asset.
