Job Title: Remote Director of Finance & Controller Director of Finance & Controller (U.S. Multifamily Real Estate)

  Location: Remote from Latin America   Position Type: Full-time    Salary: $3,500 – $4,500 USD monthly salary (Up to $5,000 USD for exceptional candidates, paid directly in USD)    Schedule: Monday through Friday, 9:00 AM – 5:00 PM US Eastern Time / EST.  

About the Role

Our client is a fast‑growing U.S. multifamily real estate operator managing ~200+ units across 18 buildings in MA & NH, scaling toward 450+ units. They are hiring a true finance leader — someone who has already run a finance function for a U.S. multifamily operator and can own accounting + finance end‑to‑end.

This is not a senior accountant role.

This is not a bookkeeper role.

This is a Director/Controller seat for someone who leads, builds systems, and still rolls up their sleeves when needed.

You will oversee an outsourced accounting team, deliver investor‑ready reporting, manage portfolio FP&A, maintain a rolling 13‑week cash forecast, support acquisitions, and use AI tools daily to accelerate analysis and reporting.

 

Key Responsibilities

Finance Leadership

• Run the full accounting & finance function end‑to‑end

• Deliver clean, decision‑ready financial answers to the Principal

• Build/improve financial systems, controls, and reporting frameworks

• Direct and review the outsourced accounting team’s work

Portfolio & Investor Reporting

• Produce monthly property‑level & portfolio‑level reporting (NOI, cash, variance, liquidity)

• Prepare owner statements & investor distribution packages

• Lead quarterly investor reporting

FP&A & Strategic Finance

• Build annual property budgets & lead quarterly reforecasting

• Maintain a rolling 13‑week cash forecast

• Build acquisition/disposition financial models

• Support capital planning & redeployment strategies

Accounting Oversight

• Own chart of accounts & GL structure (AppFolio + QBO)

• Review & approve monthly close packages

• Own AP approval workflows & enforce controls

• Step into transaction-level detail when needed

Compliance & Lender Relations

• Manage compliance calendars (property taxes, entity filings, lender reporting)

• Coordinate insurance renewals & CPA tax filings

• Maintain lender covenant tracking

AI Workflow Integration

• Use AI tools (Claude, ChatGPT, etc.) daily for modeling, reporting, and analysis

• Build AI-driven efficiencies across the finance function

 

Non‑Negotiable Requirements

• 8+ years of U.S. multifamily property management accounting experience

• Has run a finance function (Controller, Assistant Controller, Director of Accounting)

• Active daily use of AI tools in current accounting workflow

• Builder mentality — has built/improved systems & controls

• Hands-on operator — willing to dive into transactional detail

• U.S. GAAP fluency

• AppFolio strongly preferred (Yardi/MRI acceptable)

Preferred Qualifications

• Experience with portfolios of 500+ units

• CPA/CA or Master’s in Accounting/Finance

• Experience with underwriting, lender compliance, and 1031 exchange accounting

• $3,500–$4,500 USD/month (up to $5,000 for exceptional candidates)
