Zillow

Real Estate

Join our mission to give the people power to unlock life’s next chapter. We’re looking for smart, passionate people to join our largely distributed workforce as we reimagine the real estate transaction and change the way people buy, sell, rent and finance their homes. Our homes are the heartbeat of our lives, and we believe that finding a home shouldn’t be so hard in today’s always-on world. That’s why we’re reimagining the traditional rules of real estate to make it easier than ever to move from one home to the next. Our journey began nearly 15 years ago with a handful of employees and one big idea: to make it radically easier for people to move. We began by helping people understand and track their homes’ values with the Zestimate, our proprietary algorithm, and then with advanced technology and valuable connections with real estate professionals. Today, Zillow has become a household name; “Zillow” is Googled more frequently than “real estate.” We believe that the time for a seamless and convenient real estate experience is now. This is Zillow’s next chapter.

Job description

About the team

The Title team supports Zillow Home Loans customers by ensuring title services are ordered, received, reviewed, and advanced accurately throughout the mortgage lifecycle. The team partners with title and escrow companies, processors, underwriters, closing teams, and other stakeholders to enable clear, insurable title and timely loan progression.

As Manager, Title, you will lead the Title Review teams, driving quality, turnaround time, and a consistent borrower and partner experience. You will coach a high-performing team, manage workflow capacity and service levels, and strengthen title-related processes that reduce defects and keep loans moving toward closing.

Zillow Group is a strategic, mission-driven organization focused on delivering exceptional experiences and measurable outcomes. Our work spans cross-functional partnership, scalable programs and operational excellence in support of Zillow’s mission. We bring deep experience working across diverse teams in a dynamic, high-growth environment, balancing strategic thinking with hands-on execution to drive meaningful business impact. We are seeking an experienced professional to support our workforce expansion in India.

About the role

  • Lead, coach, and develop Title Review Specialists; establish clear expectations, provide regular feedback, and support career growth.
  • Own daily title-team operations, including queue management, workload balancing, staffing coverage, escalations, and adherence to service-level and turn-time standards.
  • Oversee the complete title workflow: order placement, receipt and indexing of title packages, initial quality checks, specialist review readiness, title-condition management, and resolution of title-related blockers.
  • Monitor team performance through production, aging, quality, defect, rework, and SLA metrics; use insights to improve individual and team outcomes.
  • Provide guidance on complex title matters, including vesting, liens, judgments, encumbrances, legal descriptions, curative requirements, exceptions, and lien-position concerns; escalate material risk appropriately.
  • Partner with Processing, Underwriting, Closing, Funding, and Post-Closing to clarify title conditions, resolve file-level issues, and maintain smooth handoffs.
  • Build productive relationships with title agencies, settlement and escrow partners, and vendors; monitor service quality and drive timely resolution of recurring issues.
  • Own onboarding, training, nesting, job aids, and quality-calibration activities for the Title team; ensure procedures remain current as workflows, systems, and requirements evolve.
  • Drive continuous improvement by identifying root causes of title defects, delays, and repeat conditions; implement scalable workflow, documentation, and system enhancements.
  • Ensure team compliance with ZHL policies, investor and insurer requirements, applicable regulations, and borrower-data privacy standards.
This role has been categorized as a Remote position. “Remote” employees do not have a permanent corporate office workplace and, instead, work from a physical location of their choice, which must be identified to the Company. U.S. employees may live in any of the 50 United States, with limited exceptions.

Who you are

  • 5+ years of residential mortgage title, title operations, processing, underwriting support, or a related mortgage-fulfillment function, including 2+ years of people leadership or team-lead experience.
  • Strong working knowledge of U.S. residential title commitments, vesting, liens, judgments, encumbrances, title exceptions, curative practices, and lender lien-position requirements.
  • Experience managing operational teams against quality, capacity, productivity, and turnaround-time metrics.
  • Working knowledge of Encompass or a comparable loan origination system; familiarity with title vendor and document-management workflows preferred.
  • Excellent judgment, written and verbal communication, stakeholder management, and ability to translate complex title issues into clear, actionable direction.
  • Highly organized, detail-oriented, and comfortable managing priorities in a fast-paced, deadline-driven environment.
  • Commitment to a compliance, risk-management, and customer-first mindset.
