How You'll Contribute to the Team:

The President, Barracks is the senior executive accountable for the strategic direction, financial performance, and operational execution of the Barracks business segment. The role carries full P&L responsibility — including budget, team leadership, delivery performance, and governance — and is accountable for originating and closing real estate development and investment opportunities, structuring and negotiating deals, and securing complex development and partnership agreements through traditional and non-traditional structures.

Success in this role means converting development opportunities into signed agreements and long-term revenue streams, delivering scalable real estate assets, and building and maintaining relationships with capital partners and government stakeholders. This requires deep real estate development experience within complex enterprises, paired with an entrepreneurial, execution-focused approach — the ability to move decisively from strategy to results while navigating matrixed internal and external stakeholder environments and operating effectively within enterprise financial, governance, compliance, and decision-making structures.

Primary Responsibilities Include:

Market & Growth

  • Develop and execute an integrated Barracks market and development strategy aligned with enterprise growth objectives.
  • Translate complex military housing market dynamics and government program requirements into actionable growth priorities and investment decisions.
  • Own revenue growth and P&L performance across the Barracks business.

Strategic Partnerships, Transactions & Deal Execution

  • Drive end-to-end development and deal execution, including site identification, feasibility, deal structuring, negotiation, and closing.
  • Lead underwriting, pricing, and deal structuring — including proforma development, capital stack design, and margin management — for complex development and partnership agreements.
  • Establish and manage joint ventures, ground leases, development partnerships, and P3 structures to expand market access and deal capacity.
  • Build and maintain senior-level relationships with military and government officials, capital partners, and real estate industry partners.
  • Align with broader Government Relations efforts to support engagement with military and government stakeholders on program development.
  • Identify, structure, and advance complex real estate, housing, and investment opportunities that create long-term value for government partners, capital partners, and the enterprise.

 Leadership & Execution

  • Navigate complex corporate and government environments to align Legal, Compliance, Finance, Operations, and Development teams around growth priorities.
  • Influence decision-making across a matrixed organization using data, relationships, and executive presence.
  • Ensure market and program requirements are reflected in capability development, resourcing, and investment planning.
  • Lead from the front, personally driving deal origination and execution in the early phase of the role — not just providing oversight.
  • Set clear performance standards and measurable outcomes; establish benchmarks and operating cadence to drive accountability, speed, and continuous improvement.
  • Effectively align systems and structures across teams to maximize impact and operational effectiveness.
  • Provide day-to-day leadership to develop and execute plans that maximize development opportunities and manage risk.
  • Ensure program compliance with legal, contractual, and government requirements while enabling speed of execution and risk-informed decisions.
  • Provide timely, accurate reporting on operating performance, risks, and opportunities to enable executive decisions and proactive risk mitigation; coordinate functional support leads to deliver shared enterprise initiatives.
  • Model the highest standards of business professionalism; lead the training and development of team members through coaching, motivating, and mentoring on company culture, business goals, fiscal responsibility, and sound business judgment.
  • Lead the recruitment and retention of a diverse team of development, operations, and finance professionals; create accountability and ownership through clear expectations, supervision, and timely performance feedback.

Role Specific Requirements Include:

  • Bachelor's degree required; MBA or advanced degree strongly preferred.
  • 20+ years of progressive real estate development leadership experience with a demonstrated track record of enterprise growth.
  • Proven record of winning and scaling complex real estate transactions, including complex, multi-year, multi-stakeholder development programs.
  • Demonstrated success leading deal origination and business development, including sourcing opportunities, leading win strategies, and executing deals through close.
  • Experience structuring complex commercial real estate arrangements and working within government-regulated development environments, including P3 structures.
  • Commercial and financial leadership, including P&L ownership (or equivalent accountability), proforma development, deal pricing, margin management, and disciplined pipeline forecasting.
  • Experience working within large, matrixed organizations while delivering entrepreneurial, execution-focused outcomes.
  • Strong analytical, problem-solving, and decision-making skills, with the ability to anticipate real estate market trends, identify development opportunities, and drive execution.
  • Executive presence and ability to influence senior stakeholders, demonstrating a high political and organizational acumen.
  • Ability to operate effectively in highly regulated environments, ensuring compliance, risk management, and governance while maintaining speed of development and execution.
