Job description

Lead the Work That Shapes What Comes Next

At Northwood Ravin, we develop distinctive multifamily communities with a focus on design, quality, long term value, and the resident experience. Delivering those communities requires more than managing a schedule. It requires strong judgment, financial discipline, decisive leadership, and the ability to move complex projects forward from opportunity through execution.

We’re looking for a Development Manager to lead multifamily development projects across the full development lifecycle. This role will take direct ownership of project strategy, financial performance, design, entitlements, consultant management, construction execution, and delivery while serving as a key connection point between senior leadership and the teams responsible for bringing each development to life.

The Opportunity

As Development Manager, you’ll have meaningful ownership of projects from initial feasibility and acquisition through design, capitalization, construction, lease up, and stabilization.

You’ll be responsible for driving the development process, maintaining control of project economics, managing critical decisions, and ensuring internal teams and external partners remain aligned with the project’s business plan.

You’ll work closely with senior Development leadership while directing architects, engineers, attorneys, contractors, consultants, and other project partners. Internally, you’ll partner across Construction, Finance, Asset Management, Property Management, Marketing, and Operations to ensure decisions made throughout development support both immediate project objectives and long term asset performance.

Key areas of focus include:

• Lead multifamily development projects from due diligence and entitlement through design, construction, lease up, and stabilization.

• Own project business plans, budgets, schedules, financial performance, and key development milestones.

• Lead project underwriting and evaluate development costs, operating assumptions, financing, projected returns, and overall feasibility.

• Direct architects, engineers, contractors, attorneys, and consultants while driving accountability for scope, schedule, budget, and quality.

• Lead entitlement, permitting, design, and preconstruction strategies while resolving issues that could impact project execution.

• Oversee construction performance, including cost management, schedules, change orders, draws, risk mitigation, and project delivery.

• Drive key project decisions and present financial performance, risks, recommendations, and development strategy to senior leadership and investment stakeholders.

• Partner with Construction, Finance, Asset Management, Property Management, Marketing, and Operations to position projects for successful turnover, lease up, and long term performance

This is a leadership role for someone who can operate at both the strategic and execution level. You’ll need to understand what drives project returns while also being willing to work through the details necessary to protect them.

You should be comfortable making recommendations with incomplete information, challenging assumptions, negotiating competing priorities, and bringing the right stakeholders together when a project requires a decision. When conditions change, you’re expected to understand the implications, develop a path forward, and drive the team toward resolution.

What You Bring to the Team

You have 5+ years of progressive experience in real estate development, with direct experience managing complex development projects through multiple stages of the development lifecycle. Multifamily development experience is strongly preferred.

You have a bachelor’s degree in Real Estate, Finance, Business, Construction Management, Architecture, Engineering, or a related discipline. An MBA, Master of Real Estate Development, or other relevant graduate degree is preferred.

You have strong financial acumen and significant experience with development underwriting, financial modeling, development budgets, cash flow forecasting, investment returns, and project feasibility. You understand how development decisions affect both project economics and long term asset performance.

You have direct experience managing architects, engineers, contractors, attorneys, consultants, and other external partners. You understand entitlements, permitting, design development, preconstruction, construction, contracts, change management, project closeout, and the interconnected risks associated with each phase.

You’re highly proficient in Excel and comfortable reviewing and challenging detailed financial models, budgets, schedules, contracts, construction documents, and project reporting.

You’re also comfortable communicating with senior executives, investment partners, lenders, municipalities, contractors, and internal business leaders. You can distill complex project information into clear recommendations and understand when an issue requires escalation.

More importantly, you operate with ownership. You don’t simply track whether something is happening. You understand why it matters, what happens if it doesn’t, who needs to be involved, and what needs to happen next.
