About the Role

On behalf of our client, Swedelson Gottlieb, a leading California law firm specializing in homeowners association (HOA) and community association law, we are looking for an experienced Senior Litigation Attorney.

This role is ideal for a seasoned litigator who can independently manage cases from initial pleadings through trial while delivering high-quality legal work with minimal supervision.

You will represent community associations throughout California and have the opportunity to develop specialized expertise in HOA law while working alongside highly experienced attorneys in the field. For the right candidate, there is a clear path toward partnership.

Location: Remote – Southern California preferred
Office: West Los Angeles, CA – available for occasional collaboration
Employment: Full-time
Compensation: $160K–$200K base + discretionary bonus
Billable Requirement: 1,800 hours/year
Growth: Partner-track opportunity
Work Authorization: Candidates must already be authorized to work in the U.S. — visa sponsorship is not available.

What You'll Be Doing

  • Manage full-cycle civil litigation, including complaints, pleadings, motions, discovery, depositions, hearings, court appearances, and trial preparation.
  • Independently manage your own caseload and maintain responsive communication with clients.
  • Represent homeowner and community associations in matters involving real estate, construction defects, creditor-side bankruptcy, judgment collections, corporate governance, and related disputes.
  • Work closely with managing partners to develop expertise in California HOA law and the Davis-Stirling Act.
  • Prepare high-quality legal briefs, motions, correspondence, and other written work product.
  • Meet an annual requirement of 1,800 billable hours.

What We're Looking For

  • 7–15 years of civil litigation experience, ideally within a law firm environment.
  • Strong hands-on experience managing litigation from initial filing through trial.
  • Excellent legal research and writing skills; a writing sample will be required during the interview process.
  • Ability to work independently, follow direction, and produce near-final-quality legal drafts.
  • Active California Bar membership.
  • Strong organizational and client-management skills.
  • Experience in HOA/community association law, real estate litigation, construction defect, creditor-side bankruptcy, judgment collections, or corporate governance is highly desirable.
  • Southern California candidates are preferred, with the ability to occasionally visit the West Los Angeles office when needed.
  • Availability to work primarily Pacific Time hours.

Compensation & Benefits

The position offers a $160K–$200K base salary, depending on experience, plus a discretionary bonus tied to billable-hour performance.

The firm also offers a potential partner-track opportunity for candidates who demonstrate strong performance and long-term alignment with the practice.
