About the role:

The Senior DDC Control Technician performs advanced testing, troubleshooting, calibration, system verification, and commissioning of DDC/BAS systems. This role independently verifies operation, rectifies field issues, mentors Control Technicians, coordinates with other trades, and supports accurate documentation and system readiness before Lead sign-off.

The Senior DDC Control Technician is expected to move beyond execution into diagnosis, validation, and technical coaching while escalating design conflicts, program discrepancies, and unresolved issues to the Lead Technician, engineering, or project management as appropriate.

This position requires regular travel. Per diem, lodging, and travel accommodation are provided in accordance with company policy.

Key Responsibilities:

  • Execute detailed DDC commissioning activities with minimal supervision, including functional testing, point-to-point verification, sensor calibration, valve stroke verification, PID loop checks, and sequence-of-operations validation.
  • Perform full panel wiring assessments, including source power, transformers, fusing, terminal blocks, controller I/O, conductor sizing, shield grounding, signal/power separation, labeling, accessibility, and corrective action documentation.
  • Configure and verify analog I/O scaling, sensor calibration, actuator fail-safe positions, valve travel, VFD parameters, feedback signal types, and field device faults.
  • Troubleshoot DDC/BAS communication issues, including address conflicts, missing devices, high error rates, BACnet discovery, Modbus polling, static IP configuration, subnet/gateway setup, and third-party integration through gateways.
  • Verify controller programs against design sequences, document discrepancies for engineering resolution, and make authorized minor edits such as point name corrections, setpoint adjustments, alarm limits, or schedule updates.
  • Perform systematic SCADA/graphics completeness and accuracy reviews against the point list, sequence requirements, engineering units, alarm indicators, and live field behavior.
  • Review, fill out, and manage commissioning script packages during functional testing, including pass/fail/deferred tracking, deficiency logging, and retesting documentation.
  • Create project-specific QC forms when needed, quality-check Technician paperwork, produce clear redlines, draft RFIs for Lead review, prepare daily work reports, and manage open issues in the project issue tracking platform.
  • Apply working knowledge of AEC processes and construction documents, including plans, specifications, controls submittals, equipment submittals, RFIs, and related field coordination processes.

Qualifications:

  • Minimum 2+ years of experience installing, configuring, commissioning, or troubleshooting Building Management Systems; equivalent DDC/BAS field experience may be considered.
  • Intermediate to advanced DDC/BAS platform knowledge in one or more systems such as Tridium Niagara, Delta Controls, WebCTRL, Distech, Siemens Desigo, JCI Metasys, Schneider EcoStruxure, or similar.
  • Strong understanding of HVAC/mechanical systems, including AHUs, VAVs, FCUs, exhaust fans, central plant basics, safeties, interlocks, alarms, TAB coordination, and sequence-of-operations verification.
  • Ability to perform calibration and verification using appropriate reference instruments and to document as-found and as-left values when applicable.
  • Functional knowledge of BACnet object models, Modbus register maps, gateway integrations, basic IP networking, and network diagnostic methods.
  • Ability to articulate complex technical problems to engineering and design teams verbally and in writing, including drafting RFIs or engineering requests for Lead review.
  • Strong analytical, troubleshooting, mentoring, documentation, and collaboration skills in fast-paced field environments.

Experience:

  • Hands-on experience performing BMS/DDC device installation, system startup, testing, troubleshooting, calibration, point-to-point checkout, and functional commissioning.
  • Experience interpreting engineering drawings, wiring diagrams, equipment submittals, controls submittals, specifications, point lists, and sequences of operations.
  • Experience coordinating with other trades, TAB contractors, commissioning agents, engineers, design teams, and project managers to complete testing and resolve field issues.
  • Experience producing redlines, troubleshooting notes, commissioning documentation, QC records, daily reports, and issue tracking updates

Physical Requirements:

  • Ability to travel frequently to job sites by car or plane, up to 85%
  • Ability to stand, walk, and move throughout job sites for extended periods
  • Ability to climb ladders, stairs, and lifts as required
  • Ability to bend, kneel, crouch, and work in tight or confined spaces
  • Ability to lift, carry, and maneuver equipment and materials up to 50 pounds
  • Manual dexterity to handle tools, wiring, and small components
  • Ability to work at heights and in varying indoor and outdoor conditions
  • Ability to wear and work in personal protective equipment when required (hard hat, vest, safety glasses, gloves, and safety-toed boots)
  • Visual keenness to read schematics, labels, and digital displays
  • Ability to visually identify and differentiate wires by assigned color
  • Ability to hear and respond to alarms, equipment sounds, and verbal instructions
  • Capability to safely operate hand and power tools
