Asset Manager / Director – Affordable Housing

Location: Washington, DC–Baltimore or Atlanta, GA

Employment Type: Full-Time

About the Role

Our client is seeking a senior-level Asset Manager (Director/VP track) to play a foundational role in building and scaling their affordable housing platform. This is not a maintenance-style asset management role—this individual will work directly with leadership to establish best-in-class policies, procedures, and asset management infrastructure as the portfolio grows.

This is a hands-on, high-visibility position for someone who wants to be deeply engaged in their investments—not sitting behind a desk. The right candidate will be active in the field, regularly visiting assets, partnering with operators, and driving performance on the ground.

What You’ll Do

Platform Buildout & Leadership

  • Partner directly with executive leadership to build and refine asset management processes, reporting frameworks, and operational standards
  • Help shape portfolio strategy and contribute to long-term business planning
  • Establish scalable infrastructure to support portfolio growth

Drive Asset Performance

  • Lead financial analysis including monthly reporting, variance analysis, and KPI tracking
  • Oversee budgeting, forecasting, and reforecasts
  • Identify and execute strategies to increase NOI and asset value

Execute Business Plans

  • Own asset-level strategies including lease-up, stabilization, repositioning, and long-term hold strategies
  • Continuously track performance against underwriting and adjust execution as needed
  • Proactively identify risks and implement solutions

Active Asset Oversight (In the Field)

  • Maintain a strong on-the-ground presence through regular site visits
  • Partner closely with third-party property managers to drive leasing, operations, and resident experience
  • Hold operators accountable to performance metrics and business plans

Capital & Value Creation

  • Develop and oversee capital improvement initiatives
  • Ensure execution aligns with budget, timelines, and return expectations

Compliance Oversight

  • Ensure adherence to LIHTC, HUD, and other affordable housing regulations
  • Oversee audits, reporting, and regulatory compliance processes

Investor & Stakeholder Communication

  • Prepare and deliver clear, concise reporting on asset performance
  • Provide insights on risks, opportunities, and strategic decisions

Transaction Support

  • Support acquisitions, dispositions, and refinancing efforts
  • Lead asset onboarding and transition execution

Requirements

What We’re Looking For
  • 6–10+ years of asset management experience, with meaningful exposure to affordable housing
  • Strong working knowledge of LIHTC, HUD, and related compliance frameworks
  • Demonstrated ability to drive asset performance and execute business plans
  • Experience managing and influencing third-party property management teams
  • Highly analytical with strong financial modeling and Excel skills
  • Willingness and interest in being in the field regularly (not a desk-only role)
  • Bachelor’s degree in Finance, Real Estate, Business, or related field

Preferred Background

  • Experience within an owner/operator, private equity, or institutional platform
  • Exposure to portfolio buildout or platform scaling
  • Experience with redevelopment, repositioning, or value-add strategies
  • Familiarity with regional housing agencies (DC, Maryland, Georgia)
