Arboreal Management is a growing property management company based in Seattle, Washington, USA, managing a portfolio of residential and commercial properties. We're looking for a detail-oriented Property Accountant to join our offshore finance team on a full-time, long-term contract basis. You'll handle day-to-day and month-end accounting for an assigned portfolio of properties in AppFolio, preparing reconciliations, journal entries, and financial reports for review by our Accounting Manager. This is an internal, behind-the-scenes role — no client calls or customer-facing work — perfect for someone who loves clean books, organized workpapers, and hitting close deadlines.
Prepare and post journal entries, including accruals, prepaid amortization, and recurring entries
Prepare monthly bank reconciliations for operating, security deposit, and reserve accounts, and follow up on outstanding items
Prepare balance sheet account reconciliations, including cash, prepaids, security deposits, accrued liabilities, and loan balances
Prepare monthly financial reporting packages — trial balance, income statement, and balance sheet schedules — with notes on significant variances
Prepare draft owner statements and supporting schedules for manager review
Reconcile interproperty and intercompany balances and flag mismatches for review
Review accounts payable coding so bills land in the correct property, GL account, and period
Review tenant ledgers, receivables aging, security deposit accounting, and move-out settlements
Monitor property cash balances and prepare shortfall calculations to support funding processes
Pull documentation to support audits, tax preparation, and lender requests
Follow and help improve Standard Operating Procedures, and keep task trackers current
Bachelor's degree in Accounting, Finance, or a related field
2+ years of accounting experience; property management, real estate, or multi-entity experience is a big plus
Experience with property management accounting software (AppFolio preferred; Yardi, Buildium, or similar considered)
Solid understanding of bank reconciliations, journal entries, and accrual-basis accounting
Strong Excel skills — you build clear, formula-driven schedules that others can follow and review
Good written English and the ability to document your work clearly
Self-directed and dependable working from home, with strong attention to detail and follow-through on deadlines
Full-time (40 hours/week), long-term independent contractor engagement
100% remote / work-from-home from the Philippines
At least six (6) hours of your workday must overlap with Pacific Time (US) business hours; the specific schedule is coordinated with your manager
You'll need a reliable computer, stable internet connection, and a quiet workspace
Time is tracked in Rippling with dependable payment through our regular payroll cycle — no invoicing or chasing payments
[$7–$8.50] per hour (USD), depending on experience
