Job description

This is a remote position.

Our client is looking for a Property Repairs, Rental Turns & Renovations Specialist to oversee residential maintenance, unit turnovers, renovation projects, and vendor coordination across a growing property portfolio. They operate in the residential real estate industry and have continued expanding their portfolio across multiple U.S. markets while improving communities through renovations and technology-enabled property operations.

This position requires an experienced property management professional who can remotely coordinate contractors, monitor project timelines and budgets, respond to resident maintenance needs, and ensure units are prepared for incoming tenants. The ideal candidate is highly organized, confident when communicating with vendors and residents, and comfortable managing several projects with competing priorities.

Responsibilities

  • Manage the complete rental turnover process between tenant occupancies, from the initial inspection through move-in readiness.
  • Schedule contractors and vendors, monitor turnover checklists, order materials, coordinate deliveries, and process related invoices.
  • Coordinate inspections before move-in and after move-out to accurately document unit conditions and required repairs.
  • Oversee renovations, maintenance projects, and property repairs to ensure units meet quality, safety, and readiness standards.
  • Receive and coordinate maintenance requests while communicating clearly with residents regarding repair timelines and updates.
  • Dispatch and supervise vendors responsible for maintenance, general property upkeep, renovations, and seasonal services such as snow removal.
  • Monitor vendor performance and confirm that projects are completed accurately, on schedule, and within the approved scope.
  • Coordinate remote participation in city, housing authority, and other required property inspections.
  • Maintain compliance with relevant property regulations and inspection requirements.
  • Develop and manage a quarterly preventive maintenance program.
  • Coordinate periodic property inspections and ensure identified issues are addressed promptly.
  • Maintain detailed documentation related to inspections, repairs, maintenance activity, invoices, and vendor communications.
  • Identify, interview, hire, and onboard qualified vendors and contractors.
  • Review vendor estimates and invoices, validate completed work, and coordinate payment processing.
  • Participate in a rotating weekend and overnight schedule for emergency maintenance response and tenant-screening support during active listings.
  • Assist with renovation and rehabilitation projects connected to the company’s expanding property portfolio.
  • Support renovation due diligence, scope development, cost estimates, and project pricing.
  • Manage renovation budgets, contractor selection, schedules, deadlines, and payment milestones.
  • Monitor project expenses and address budget variances or potential cost overruns.
  • Maintain accurate information within property management databases, CRM platforms, and internal tracking systems.
  • Manage property-related emails, digital forms, surveys, and operational documentation.
  • Respond to general resident inquiries and ensure communication is routed to the appropriate team member or vendor.
  • Provide backup support for maintenance coordination and rental turnover activities when needed.
  • Coordinate emergency maintenance responses and vendor dispatching.
  • Lead projects designed to improve operational efficiency, workflows, and internal processes.


Requirements

  • At least five years of property management experience, with significant responsibility for maintenance, renovations, repairs, or rental turnovers.
  • Hands-on experience overseeing property maintenance through remote coordination and onsite or corporate property operations.
  • Proven ability to manage residential vendors, contractors, maintenance providers, and project stakeholders.
  • Experience managing several repairs, rental turns, or renovation projects simultaneously.
  • Strong budgeting and analytical skills, including cost control, invoice review, financial reporting, and variance analysis.
  • Familiarity with residential property regulations, inspections, compliance requirements, and housing authorities.
  • Excellent verbal and written English communication skills.
  • Confident and professional communication style when interacting with residents, vendors, contractors, executives, and internal team members.
  • Exceptional attention to detail and the ability to maintain accurate property and project records.
  • Strong organization, prioritization, and time-management skills.
  • Ability to independently identify problems, evaluate available resources, and implement practical solutions.
  • Proven success working remotely with limited supervision and a high level of accountability.
  • Ability to collaborate across different time zones and maintain consistent communication with remote team members.
  • Availability Monday through Friday during the company’s core hours of 8:30 AM to 4:30 PM U.S. Eastern Time.
  • Willingness to participate in an agreed rotating weekend and overnight emergency-response schedule.
  • Comfortable using time-tracking and productivity software such as Hubstaff or an equivalent platform.
  • Ability to work closely with senior executives and respond constructively to direct feedback.
  • Technology proficiency and the ability to learn new property management systems quickly.
  • Located in Latin America and able to consistently work the required U.S. Eastern Time schedule.
  • Personal access to:

Qualifications

  • Bachelor’s degree preferred; equivalent professional experience will also be considered.
  • Strategic and analytical mindset with the ability to identify operational inefficiencies.
  • Experience implementing property management processes, preventive maintenance programs, or workflow improvements.
  • Customer-focused approach to handling resident concerns and maintenance issues.
  • Resourceful problem-solving skills, particularly when working with limited resources or geographically distributed vendors.
  • Flexible, energetic, and positive approach to changing responsibilities and priorities.
  • Self-motivated working style with strong follow-through.
  • Ability to remain composed while coordinating urgent repairs or resolving vendor challenges.
  • Interest in contributing to a fast-growing, innovative, and evolving real estate organization.
  • Experience supporting a multi-property or geographically distributed residential portfolio is strongly preferred.
  • Familiarity with platforms such as Buildium, AppFolio, Yardi, Property Meld, Rent Manager, or similar property management systems is advantageous.
