Job description

This is a remote position.

Our client is looking for a Leasing Specialist to manage leasing operations, resident services, and renewal activities across a growing residential portfolio. They operate in the residential real estate industry and have expanded into multiple U.S. markets while continuing to develop and improve distinctive rental communities.

This position will support more than 75 residential units and active development projects. The selected professional will oversee the leasing journey from the initial inquiry through application, lease execution, resident support, and renewal. Success in this role requires a strong sales mindset, excellent communication, careful organization, and the ability to work independently while coordinating with residents, vendors, local assistants, and company leadership.

The ideal candidate is proactive, technologically confident, and comfortable handling several priorities in a fast-moving remote environment. They should be equally capable of converting qualified leads, delivering an excellent resident experience, analyzing leasing performance, and assisting with urgent property-related matters.

Responsibilities

  • Oversee leasing activities across multiple residential properties.
  • Respond promptly and professionally to prospective resident inquiries.
  • Schedule property tours and coordinate showings with local team members or assistants.
  • Track lead sources, prospect activity, follow-ups, and leasing outcomes.
  • Create, publish, and update rental listings across relevant online platforms.
  • Guide applicants through the full leasing process, including screening, application review, lease offers, and signing.
  • Maintain consistent communication with prospective residents throughout the application process.
  • Monitor vacancies, rental rates, comparable properties, and market conditions.
  • Recommend competitive pricing strategies that support occupancy and net operating income.
  • Conduct rental market research and identify relevant local leasing trends.
  • Collaborate with marketing and social media professionals to develop campaigns that attract qualified applicants.
  • Serve as the primary contact for resident questions, concerns, and leasing-related requests.
  • Deliver timely, professional, and service-oriented resident communication.
  • Manage lease renewal initiatives with the goal of maintaining at least a 60% annual renewal rate.
  • Track lease expiration dates and initiate renewal conversations within the appropriate timelines.
  • Prepare and distribute renewal offers and follow up until a decision is received.
  • Develop community engagement initiatives that strengthen resident satisfaction and belonging.
  • Maintain accurate resident, applicant, and lease information within the property management CRM.
  • Track leasing KPIs and prepare performance reports for company leadership.
  • Review monthly property budgets against actual results and present findings to leadership.
  • Prepare and review lease documentation according to applicable regulations and company standards.
  • Assist with routine remote property monitoring and leasing-performance reporting.
  • Support the screening, interviewing, selection, and onboarding of new vendors.
  • Review vendor invoices periodically and help coordinate payments.
  • Participate in rotating weekend and overnight coverage for emergency response and applicant screening during active listings.
  • Provide backup support for property maintenance coordination and rental turnover activities.
  • Help coordinate emergency maintenance responses and dispatch appropriate vendors.


Requirements

  • At least five years of general sales experience.
  • Demonstrated success conducting sales or customer-facing activities in a remote environment.
  • Bachelor’s degree in Marketing, Business, or a related discipline.
  • Availability Monday through Friday during the core schedule of 10:30 a.m. to 6:30 p.m. U.S. Eastern Time.
  • Willingness to participate in a scheduled rotation covering weekends and overnight emergency needs.
  • Strong technology skills and the ability to learn new platforms independently.
  • Ability to use time-tracking and productivity software such as Hubstaff or an equivalent platform.
  • Dedicated, professional, and distraction-free home workspace.
  • Reliable laptop and high-speed internet connection.
  • Backup internet and backup power arrangements.
  • Cell phone capable of supporting required business applications.
  • Access to a printer and document-scanning functionality.
  • Updated antivirus software, VPN access, and any additional IT security tools required by the company.
  • Ability to provide services independently while meeting deadlines, property standards, budgets, regulations, and required outcomes.
  • Ability to avoid conflicting work or outside activities during hours billed to the client.

Qualifications

  • Five or more years of residential property management or leasing experience is strongly preferred.
  • Experience supporting U.S.-based residential properties, apartment communities, or multifamily portfolios.
  • Solid understanding of the complete leasing cycle, including lead follow-up, tenant screening, applications, lease documentation, and resident communication.
  • Experience overseeing leasing through remote operations while coordinating with onsite or corporate teams.
  • Familiarity with housing regulations, property-management requirements, and relevant housing authorities.
  • Strong sales ability and confidence converting qualified prospects into residents.
  • Exceptional interpersonal and verbal communication skills.
  • Confident, professional, and service-oriented communication style.
  • Excellent attention to detail when reviewing applications, leases, resident records, and reports.
  • Ability to prioritize multiple properties, residents, applicants, projects, vendors, and deadlines simultaneously.
  • Proven ability to work autonomously with limited supervision.
  • Strong time-management and organizational skills.
  • Awareness of time-zone differences when coordinating with residents, vendors, and internal team members.
  • Resourceful problem-solving skills and the ability to produce results with limited resources.
  • Ability to influence positive outcomes while keeping the resident and customer experience in mind.
  • Comfortable working directly with senior executives and receiving candid feedback.
  • Flexible, energetic, and positive approach to changing priorities.
