GENERAL SUMMARY
Under general supervision, assists in the processing of real estate loan department activity and assists with coordination of workflow within the loan processing unit by performing the following duties.

Position Duties & Functions
|
- Reviews file documentation for completeness and consistency with original information as indicated on initial loan application. Assembles, collates and maintains documentation in proper processing order.

- Pre-screens loan applications for qualifications consistent with appropriate CFCU policy, procedures, and guidelines. Efficiently manages and monitors a pipeline of assigned loans to hit established target cycle times, COE dates, and minimum loan production levels.
- Maintains a weekly status report on all files with the two-day touch process and consults regularly with manager on potential challenges.

- Prepares all applicable file documentation, including mailing regulatory disclosures.
- Orders preliminary title reports, appraisals, and flood certifications.
- Reviews credit reports and verifies other documentation as required.

- Communicates loan processing information to members, relationship managers, other processors, closers, and underwriters.
|
- Validates loans using Desktop Underwriting (DU), requests documentation as DU dictates, and verifies and validates input data.
|
- Prepares loans for final underwriting approval and satisfies underwriting conditions.
- Secures supervisor’s or manager’s approval, if required.
- Completes Loan Data Processing Sheet per file; maintains a weekly status report on all files.

- Orders loan documents for closing to coincide with projected closing dates.
|
- Works with member and relationship manager to document income, debt, and credit history.
- Requests documents required to complete application such as income tax return, purchase agreement, and property information for verification.

- Provides member with all applicable regulatory disclosures after accepting a completed application.
|
- Analyzes potential lending opportunities including consumer loans involved in each lending situation to further assist the borrower as well as increase the Credit Union's lending portfolio. Makes recommendations to relationship manager for potential cross-selling to borrowers.

- Answers members’ questions and obtains information and signatures on authorization forms.
- Performs follow‑up on pending loan applications, such as calling member or others to obtain needed information, resolve discrepancies, update member on application process and timing, etc.

POSITION REQUIREMENTS
EXPERIENCE and EDUCATION
- 3 to 5 years’ related experience required, including direct experience as RE loan processor.
- Associate's degree (A. A.) or equivalent from two‑year college or technical school.
- Current working knowledge of real estate lending criteria (FNMA, FHLMC) required.
- Equivalent combination of education and experience may substitute for stated qualifications.
KNOWLEDGE and SKILLS
- Ability to write and speak effectively in English using correct spelling and grammar.
- Basic math skills including the ability to compute rates, ratios, and percentages using a 10-key.
- Proficient in the use of basic applications in a Windows-based environment including Outlook, Word, and Excel. Moderate keyboard skills at 40 wpm.
- Excellent customer service skills.

PHYSICAL DEMANDS
- Work involves extensive use of computers, up to eight hours per day. Appropriate vision, dexterity, and other physical abilities are required.
- May include occasional pushing, pulling, or carrying objects weighing up to 20 pounds.
- Must be able to speak and present on the telephone several hours per day and/or through digital means of communication including but not limited to Zoom/Teams/or other video technologies.

Zone 2: $25.23 - $34.70
Zone 3: $23.29 - $32.03
Zone 4: $22.18 - $30.50
This position participates in the Mortgage Lending Incentive Plan. Incentive compensation is based on a combination of quarterly production performance and semi-annual member satisfaction and quality metrics. Total annual incentive opportunity ranges from 0% to 8% of eligible compensation. Incentive payments are discretionary and subject to plan terms.
