General Job Summary


The Construction to Permanent Draw Administrator is responsible for overseeing Construction Permanent loan processes and procedures. Comply with training, procedures and workflows focused on timely and accurate results. Collaborates with all business owners and sales and operations managers and staff to ensure company policies and department procedures are followed and that the work performed complies with all state and federal regulations. Act as a liaison with loan sales, operations, builder and vendor management and personnel to ensure that mutually agreed upon service levels are maintained.


Summary of Essential Job Functions

  • Manage construction to permanent loans processes and projects. 
  • Develop, document, and maintain construction to permanent administrative processes including the review of loan documentation, review of site inspection reports, loan funding and loan balancing, loan pay downs, and partial releases.
  • Maintain department service quality standards. 
  • Develop and manage relationships with key external customers, vendors including technology providers, construction material suppliers, attorneys, inspectors, title companies, and builders.
  • Analyze inspection reports for percentage completed on home, to assure accuracy of draw amount. 
  • Identify and implement methods of improving functional and departmental efficiencies that reduce risks, improve quality of service and/or accommodate additional growth.
  • Follow guidelines, policies, and procedures. 
  • Submit documentation for Collateral Assessment Review. Work with processor to resolve any condition.
  • Monitor reports for project progression to make decisions regarding construction timelines.
  • Monitor the adequacy and effectiveness of the key controls and service levels for construction to permanent lending.
  • Prepare draw requests for approval and wire transfers from accounting system.
  • Respond to customer service calls from Builder, Borrowers, and Loan Officers.
  • Maintain department service quality standards. 
  • Submit documentation for builder acceptance. 
  • Maintain builder accepted list.
  • Review builder reports for acceptance.
  • Track mortgage insurance, builder’s risk insurance, flood insurance, liability insurance, and builder license for expiration dates.
  • Manage exceptions to builder/project approval and work in progress with manager and Chief Underwriter. 
  • Interact with Accounting Department to ensure timely payment to vendors for services rendered.
  • Manage process of final inspections, title updates, budget review, and project completion.
  • Develop knowledge of the requalification and modification process to perform process.

Requirements

Education, Training and Work Experience

  • Bachelor’s degree in business or technology field or an equivalent combination of education and/or work experience preferred.
  • 3 + years working mortgage lending, including construction lending/construction loan administration, processing, or underwriting.
  • Experience with on boarding and managing servicing of construction loan projects and 3rd party relationships highly preferred.

  • Understanding of credit policy tailored to construction permanent and renovation loan programs.
  • Strong knowledge of construction project management and state lien laws preferred.
  • Understand FHA underwriting guidelines.
  • Highly organized and detail oriented.
  • Ability to make sound business decisions with minimal supervision.
  • Strong presentation skills.
  • High level ability to coach, train, motivate, and mentor associates.
  • Able to work effectively under pressure.
  • Able to effectively problem solve.

Working Environment


Primary working environment is within an indoor climate-controlled office space and/or a private home office or some combination which will be at managements sole discretion. Employee may be subject to florescent lighting, dust, and other normal indoor allergens. Employee may work in close proximity of coworkers and occasionally independently in quiet environments.


Physical Requirements

  • Able to lift up to 20 pounds.
  • Extended periods of sitting (at computer desk).
  • Complete repetitive tasks (including operation of computer mouse/keyboard).

The salary range for this role takes into consideration a wide range of factors including but not limited to the duties of the role, experience, location, and certificates and/or education. The target salary range for this position is between $24.00 and $28.00 per hour.
