Requirements:

  • Lead construction-phase project execution for tenant improvements, retail, and multi-site rollout programs, overseeing procurement, GC bidding, contracts and purchase orders, landlord coordination, submittals, RFIs, schedule and budget oversight, change management, payments, punch lists, and closeout documentation.
  • Serve as the primary day-to-day point of contact for construction projects, maintain trackers for submittals, RFIs, long-lead items, changes, and financial processing, and ensure timely communication with clients, contractors, landlords, consultants, and internal teams.
  • Manage pre-construction activities to ensure project readiness, track long-lead items and procurement milestones, organize pre-construction meetings, and maintain accurate project records and action item logs.
  • Identify and escalate risks early; drive accountability among stakeholders; coordinate with internal design, architecture, project management, and construction teams from commitment through closeout; maintain high standards of quality and professionalism.

The Construction Manager is responsible for leading construction-phase project execution and administration for tenant improvement, retail, and multi-site rollout programs. This role manages the full construction management process from contractor procurement and commitment through project closeout. Responsibilities include GC bidding and award coordination, contract and PO issuance, landlord coordination, submittal and RFI management, pre-construction tracking, schedule and budget oversight, change management, payment processing, punchlist management, and closeout documentation.

This role requires a highly organized, solutions-oriented professional who can manage multiple projects simultaneously, communicate effectively with clients and contractors, and maintain strong control over project documentation, timelines, and deliverables. The ideal candidate is comfortable operating in a fast-paced environment and can proactively identify issues, coordinate resolution, and drive projects to completion.

Requirements

 Construction Procurement and Commit Phase

· Lead or support the issuance of RFQs to general contractors.

· Assist with bid review, leveling, contractor comparisons, and award recommendations.

· Coordinate execution of GC contracts and related commitment documentation.

· Draft and issue purchase orders and work orders in accordance with company and client requirements.

· Manage landlord coordination activities including approvals, notifications, lease-driven requirements, and compliance documentation.

Pre-Construction Management

· Coordinate pre-construction activities to ensure project readiness.

· Track long-lead items, procurement milestones, and schedule-critical materials.

· Organize and document pre-construction meetings.

· Maintain accurate project records, trackers, meeting notes, and action item logs.

Construction Administration

· Manage the submittal process and ensure timely review and response in accordance with project requirements.

· Manage RFIs, including logging, tracking, coordination of written responses, and maintaining an accurate RFI tracker.

· Monitor project progress throughout construction and review schedule updates for accuracy and risk.

· Confirm milestone readiness, including substantial completion coordination.

· Communicate regularly with clients, contractors, landlords, consultants, and internal teams to maintain alignment and project momentum.

· Prepare and provide project-specific and program-level reporting as required.

Cost, Change, and Payment Management

· Review contractor change requests for scope validity, pricing, and schedule impact.

· Coordinate internal review and approval workflows for change requests.

· Update schedules and budgets based on approved project changes.

· Review and process contractor pay applications and invoices for contract compliance and progress verification.

· Support final financial reconciliation and project closeout accounting.

Punchlist and Closeout

· Conduct punch walks and develop, distribute, and track punch lists through final resolution.

· Coordinate substantial completion confirmation and turnover readiness.

· Review and submit Fixed Asset Register information when required by the client.

· Coordinate closeout requirements including as-builts, archive photography, 360 review, and closeout checklists.

· Ensure all final documentation is complete, properly organized, and uploaded in accordance with internal and client standards.

Essential Duties
