Who We Are

Affinitas Education partners with schools to help them do what they do best: support students and educators. We work alongside leadership teams by providing guidance, resources, and access to knowledge that strengthens school communities and supports meaningful learning environments for students.

The Role

The Director of Property – USA & Canada is a senior regional leadership role responsible for the strategic oversight of all property, facilities, maintenance, capital expenditure (CapEx), and development projects across the portfolio.

This role provides executive-level oversight, governance, budgeting, and performance management to ensure all schools operate in safe, compliant, high-quality facilities that meet brand standards, best practices, and financial targets.

The Director of Property partners closely with Executive Leadership to support growth, acquisitions, integrations, and new school development.

Key Responsibilities

1. Regional Property & Facilities Oversight

  • Provide strategic oversight of all school maintenance, repair & maintenance (R&M), and facilities operations across the U.S. and Canada.

  • Ensure preventative maintenance programs are in place and executed effectively.

  • Establish and enforce best-practice standards across all campuses.

  • Monitor facility condition, compliance, safety, and regulatory adherence.

2. Capital Expenditure (CapEx) Management

  • Develop and oversee the regional CapEx budget in partnership with Finance.

  • Evaluate, prioritize, and approve capital projects aligned with ROI and portfolio strategy.

  • Ensure CapEx projects are delivered on time, on budget, and within scope.

  • Track spend against budget and provide reporting to executive leadership and private equity stakeholders.

3. Project Development

  • Oversee new school build-outs, expansions, refurbishments, and major renovation projects.

  • Manage external partners including architects, contractors, engineers, and project managers.

  • Ensure consistent brand standards, quality control, and operational functionality.

  • Support due diligence and property assessments for acquisitions.

4. Vendor Management

  • Establish preferred vendor relationships and procurement standards.

  • Negotiate service agreements and contracts to ensure cost efficiency and quality.

  • Monitor vendor performance against SLAs and KPIs.

5. Financial & Operational Governance

  • Partner with the Controller and Finance team on budgeting, forecasting, and reporting.

  • Provide clear financial visibility on R&M and CapEx spend across the region.

  • Implement cost control measures without compromising safety or quality.

  • Build scalable systems and reporting processes to support portfolio growth.

6. Growth & Integration Support

  • Lead property due diligence for acquisitions.

  • Develop transition plans to integrate newly acquired schools into company standards.

  • Support strategic planning for geographic expansion.
