KC074 - Full-Time Property Caretaker/Groundsman - Los Altos, CA

A private ultra-high-net-worth family based in Los Altos Hills, CA is seeking a full-time Property Caretaker/Groundskeeper to support the exterior care, maintenance, and presentation of their newly built luxury residence. This is a long-term position for a proactive, service-oriented professional who takes pride in maintaining high-end outdoor environments and working as part of a collaborative household team. The estate is a full-time primary residence and reflects a high level of finishes and standards. The property includes a main residence of approximately 6,000 sq ft (6 BD / 5 BA), an ADU/guest house of approximately 800 sq ft (1 BD / 1 BA), and 1 acre (44,000 sq ft) of outdoor living areas including a rooftop deck, pool, architectural landscaping, and brand-new exterior systems that require thoughtful, consistent care. The household is active, friendly, and informal in its approach to living, though expectations around quality and presentation are high. Both principals work from home and value discretion, communication, and the ability to read the room. This role is best suited for someone who is detail-oriented and proactive, and comfortable around principals, children, and a friendly dog. The family is only considering local candidates; relocation is not being offered.

Schedule

• Monday–Friday
• Schedule will likely be either 7:00 AM-3:00 PM 8:00 AM–4:00 PM
• 40 hours per week

The Groundskeeper will oversee the daily care, cleanliness, and presentation of the exterior property and outdoor living spaces. This is a hands-on role requiring physical stamina, strong attention to detail, and proactive problem-solving.

Grounds & Exterior Care

• Daily upkeep of landscaped grounds, walkways, decks, rooftop deck, and exterior living areas
• Maintaining outdoor furniture, railings, and architectural glass to a guest-ready standard
• Monitoring plant health, lawn conditions, and seasonal landscaping needs
• Partnering with weekly landscaping vendors and coordinating specialty contractors as needed
• Supporting cleanliness and upkeep of pool areas, outdoor kitchen, and firepit

Property & Estate Support

• Performing light maintenance and proactively reporting repair needs
• Conducting regular property walkthroughs to identify issues
• Supporting care of garages, driveway, gym, and areas surrounding the ADU
• Managing trash, recycling, and exterior household logistics
• Assisting with care of household vehicles and coordination with detailing vendors
• Monitoring exterior mechanical systems including irrigation, lighting, and pool equipment

Pet Awareness

• The household has a friendly standard Goldendoodle
• Outside dog care will fall to the Groundskeeper (waste pickup)

• 5+ years of experience supporting high-end residential or estate-level properties
• Strong knowledge of landscaping, hardscape care, and exterior systems
• Detail-oriented, dependable, and proactive
• Comfortable working independently while collaborating with household staff
• English required; Spanish a plus

• Valid driver’s license and reliable transportation
• Physically capable of year-round outdoor work
• Comfortable working around children and principals
• Able to pass a background check
• Legally authorized to work in the U.S.

• $70,000–$90,000 annually ($34-$43/hr) 
• W-2 employment
