About the Role:

Join Gates Hudson Community Management as an Assistant Community Manager and help us effectively manage our properties. You'll be responsible for achieving property objectives set by the Board of Directors and our Management Agreement. Your role will ensure compliance with all applicable housing laws, foster a thriving community, and maximize property values. Plus, you'll play a key part in preparing your team to step in for the Community Manager when needed.

Responsibilities:

  • Administrative/Financial:
    • Keep organized and meet all reporting deadlines.
    • Maintain meticulous records and respond to resident concerns.
    • Oversee the application process and lease accuracy.
    • Communicate with vendors, and contractors, and manage bills and insurance.
    • Assist with rent increase approvals and manage office correspondence.
    • Participate in Board meetings as required.
    • Support procurement activities and budget adherence.
    • Process property invoices and diligently manage rental payments.
    • Assist the Account Manager as needed.
  • Property Maintenance:
    • Regularly inspect the property and oversee repairs.
    • Coordinate with contractors for timely turnovers.
    • Monitor maintenance activities and inspections.
    • Develop long-term facility and equipment management plans.
  • Safety:
    • Provide essential feedback in emergencies and complete incident reports.
    • Promote safety measures for owner, resident, and employee protection.
    • Maintain an on-call system for emergency response.
    • Ensure proper reporting of workers' compensation claims.

Qualifications:

  • Strong customer service background.
  • Excellent written and verbal communication skills.
  • Certified Manager of Community Associations (CMCA) designation from CAI preferred.
  • High School Diploma required.
  • Possess a driver's license as needed.
  • Proficiency in Microsoft Office (Outlook, Word, and Excel).

Physical Demands and Work Environment:

  • Ability to move throughout the property and manage stairs.
  • Effective verbal and written communication skills.
  • Capable of interpreting and communicating detailed instructions.
  • Ability to use a computer and read written communications.
  • Able to lift up to 25 pounds for office tasks.
  • Work in a professional office environment with standard office equipment.
  • Occasionally work outdoors when inspecting the property.
