Position Summary:

The Leasing Specialist plays a critical role in the expansion and optimization of our wireless network infrastructure. This position is primarily responsible for identifying, engaging, negotiating, and securing new and existing lease agreements with property owners for telecommunications sites, including macro sites, small cells, and other innovative solutions. The ideal candidate will possess a strong understanding of real estate principles, exceptional negotiation and interpersonal skills, and a solid grasp of the wireless industry's site needs. This role requires a proactive and results-oriented individual who can effectively manage multiple projects, build strong, lasting relationships with landlords, and contribute directly to our network deployment goals.

Key Responsibilities:

  • Landlord Identification & Engagement:
    • Proactively identify and engage with property owners and their representatives for potential wireless infrastructure sites based on network design plans.
    • Initiate contact, present our company's needs, and build rapport to establish a strong working relationship.
  • Lease Negotiation & Management:
    • Lead all aspects of lease negotiations for new sites, lease amendments, and renewals directly with property owners (landlords), ensuring favorable terms and conditions for the company.
    • Prepare, review, and finalize lease agreements, ensuring accuracy, completeness, and adherence to company legal guidelines.
    • Skillfully resolve landlord inquiries, concerns, and disputes in a professional, timely, and efficient manner, maintaining positive relationships.
  • Relationship Management:
    • Cultivate and maintain robust, long-term relationships with property owners, real estate brokers, and other key stakeholders.
    • Serve as the primary point of contact for all landlord communications throughout the entire lifecycle of the lease agreement, from initial contact to ongoing site management.
  • Site Due Diligence & Feasibility:
    • Conduct initial site feasibility assessments, including property ownership verification, access evaluation, and utility availability, in collaboration with internal teams.
    • Present site options and negotiated terms to internal stakeholders for review and approval.
  • Project Coordination & Collaboration:
    • Collaborate closely with internal teams, including RF Engineering, Network Operations, Legal, and Construction, to ensure landlord requirements and site access are seamlessly integrated into the deployment process.
    • Coordinate with external vendors, such as title companies and survey teams, as needed to support lease execution.
    • Provide clear and consistent updates on leasing progress, landlord interactions, and solutions to project managers and leadership.
  • Market Research & Analysis:
    • Stay informed about real estate market trends and property values within target deployment areas to inform negotiation strategies.
  • Documentation & Reporting:
    • Maintain accurate and up-to-date records of all leasing activities, including detailed landlord communications, site information, and lease agreements, within designated databases and systems.
    • Prepare regular reports on the leasing pipeline, negotiation progress, and key performance indicators (KPIs).

Qualifications

  • Education:
    • High School Diploma or equivalent. Further education or certifications in Real Estate, Business Administration, or a related field are a plus.
    • Real Estate License – Must have, or in the process of obtaining, a valid California R.E. Salesperson License. Must obtain within the first six months of employment.
  • Experience:
    • 3+ years of direct experience in real estate leasing or property management, with a significant emphasis on direct landlord negotiation, preferably within the wireless telecommunications industry or a related field requiring extensive property owner interaction.
    • Proven track record of successfully negotiating, closing, and managing complex lease agreements.
    • Experience with real estate contracts, legal terminology, and due diligence processes.
  • Skills:
    • Exceptional Negotiation Skills: A natural ability to effectively negotiate complex lease terms, overcome objections, and achieve mutually beneficial outcomes with landlords.
    • Outstanding Communication (Written & Verbal): Superior interpersonal skills for building rapport, trust, and long-term relationships with property owners. Ability to articulate complex information clearly, persuasively, and concisely.
    • Strong Interpersonal Skills: Adept at handling diverse personalities and managing landlord expectations with professionalism and empathy.
    • Analytical & Problem-Solving: Capacity to analyze property data, identify potential challenges related to access or ownership, and develop practical solutions.
    • Organizational & Time Management: Highly organized with the ability to manage multiple simultaneous negotiations and projects, prioritize tasks effectively, and meet deadlines in a dynamic environment.
    • Attention to Detail: Meticulous in reviewing documents, tracking landlord communication, and ensuring accuracy in all lease-related matters.
    • Technical Aptitude: Basic understanding of wireless telecommunications infrastructure and network deployment concepts is a significant plus.
    • Software Proficiency: Proficient in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook). Experience with real estate management software is a plus.
    • Self-Motivated & Proactive: Ability to work independently, take initiative to drive negotiations forward, and consistently achieve results.

Physical Requirements & Working Conditions

  • Ability to travel frequently to potential site locations and meetings with property owners.
  • May require occasional work in outdoor environments during site visits.
  • Standard office environment with prolonged periods of sitting, standing, and computer use.
