SUMMARY: Responsible for leading the direction, completion, and outcome of all assigned building assessment projects and related services in accordance with ASTM standards andor client specific scopes of work. This requires using knowledge of buildings, construction, and technical standards. This role will discuss the project site with site contact and municipal facilities. The Project Assessor (onsitefield) will be required to travel to client project sites.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other jobrelated duties may be assigned in conformance with state and federal regulations.

  1. Conducts client facing onsite assessments and prepares written report that accurately describes onsite assessment findings including but not limited to: seismic reports, structural surveys, Property Condition Assessments, Phase I Environmental Site Assessments, asbestosleadradon sampling, roofing surveys, ADA checklists, preconstruction document reviews, construction monitoring, andor other property related services.
  2. Conduct Seismic Risk Assessments (SRAs), ASCE 41 Tier 1 Reports, andor Structural Building Systems Assessments (BSAs).
  3. Travel by Plane, Motor Vehicle, Train (50% of workweek) to client sites across the U.S. Common patterns of travel include one day onsite followed by one day at home. Overnight stays away from home may be required, along with weekend travel.
  4. Owns the projectbyproject communication across the leadership team and keeps them informed of any actual or potential issues, including continuing updates of when reports will be emailedshipped to the production team.
  5. Onsite duties and responsibilities include:
      1. Conducts various types of building assessments which may include the following types of assessments dependent on your division: Property Condition Assessments, Phase I Environmental Site Assessments, asbestosleadradon sampling, Seismic Reports, structural surveys, roofing surveys, Facility Condition Assessments, energy audits, accessibility assessments, mechanical equipment evaluations, Industrial Maintenance Operations & FLS Assessments, ADA checklists, preconstruction document reviews, construction monitoring, desk reviews, report reviews, andor document review with the ability to accurately identify clientproject specific needs.
      2. Conducts a physical survey of the accessible and visible major building equipment and systems (mechanical, electrical, and plumbing), structure and foundations, representative interiors, common areas, exterior walls, windows, flat roofs, lowsloped roofs, and pavement with the ability to accurately identify clientproject specific needs.
      3. Observes property’s easily visible and accessible mechanical systems, components, equipment, and conditions, for the purpose of identifying significant physical deficiencies.
      4. Obtains areasmeasurements and quantities to adequately justify estimated costs to replace or remedy physical deficiencies and to estimate replacement reserve expenditures.
      5. Conducts interviews with the owner (or their onsite representative), tenants, service providers, local government agencies, and other individuals knowledgeable about the subject property.
      6. Provides photographic documentation of the site.
          1. Prepares a written report (using a computer, iPad, or other electronic device) that accurately describes onsite findings, taking into consideration any specialized client scope requirements. Uses information collected from the onsite assessment, including field notes, photographic documentation of the site, interviews with property owners, occupants, key site personnel and local government officials to write the report.
          2. Ability to modify scope and technical writing needs based on the scope of work or service being executed, which will vary widely from project to project based on the property being assessed, the geographic location and site conditions.
          3. Ability to leverage professionaltechnical expertise and judgment in developing the project plan and assessment.
          4. Reviews pertinent property records as furnished by Client andor property contact. Documented information will consist primarily of project contact supplied leasing literature, receipts from repairs andor improvements, pending proposals, schedule of landlord’s responsible operating expenses, available relevant construction drawings, etc.
          5. Reviews repairimprovement costs incurred by tenantsownership along with the following documents (if available): certificate(s) of occupancy, maintenance reports and logs, elevator safety reports, Building and Fire Department reports, and warranty information.
          6. Acts as technical lead, providing guidance and technical direction for specialized projects and protocols.
          7. Meets or exceeds performance objectives for productivity and report quality.
          8. Protects operations by keeping company information confidential.
          9. Delivers outstanding customer service through timely response and proactive solutions to clients’ needs.
          10. Demonstrates BV’s guiding principles in support of the companys strategic goals.
          11. Follows all documented policies, Standard Operating Procedures, and Work Instructions applicable to the position and support of BVs quality standards and strategic initiatives.
          12. Maintains safe and clean work area by complying with all procedures, rules, and regulations.
          13. Must be able to meet the physical demands of the job.

              Education andor Experience:

              • Bachelors degree (B.A. or B.S.) from fouryear college or university in related field; minimum of three years of related experience. In lieu of degree, five years of related experience andor training, or equivalent combination of education and experience.
              • Must be an engineer licensed to practice Civil or Structural engineering with the following minimum experience: Five years of general structural engineering of buildings, three years of seismic design and analysis of buildings and two years of seismic risk assessment of buildings (measured concurrently).
                • Certificates, Licenses, Registrations:

                  • Valid drivers license required with no significant MVA pointsviolations (clean driving record).
                  • Employees who incur $2,000 or more per year in companyrelated travel expenses will be required to obtain a Corporate Credit Card. Employees who incur less than $2,000 per year in companyrelated travel expenses will be required to have sufficient personal credit to cover their business travel costs.
                  • Current Professional Engineer licensed to practice Civil or Structural engineering required.
                    • Language Ability: Ability to write reports, business correspondence, and standard operating procedures. Ability to effectively present information and respond to questions from clients, peers, and technical field staff.

                      Reasoning Ability: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of instructions and deal with several abstract and concrete variables.

                      Technology Skills: To perform this job successfully, an individual must be proficient in operating a computer, having knowledge of word processing software, spreadsheet software, and project management software, to include Quire and AssetCalc, Microsoft Suite and business specific software and other project specific applications. To perform this job successfully, an individual must be able to operate an electronic tablet in the field for live data collection.
