Associate Owner’s Representative (AOR)

About SFR3

SFR3 is a tech-driven real estate investment fund acquiring and renovating $2B+ of single-family homes across dozens of smaller U.S. metros. We’ve grown to over 10,000 homes in just a few years — and continuing to scale. At the core of that growth is consistent, high-quality turn and maintenance work, delivered on time and on budget. That’s where you come in.

The Role: Associate Owner’s Representative

As an AOR, you’re on the front lines — helping scope, support, and deliver high-quality renovations and turns across your metro. You’ll be scoping light turns and RKOs (Repair Key Orders), verifying work on-site, and jumping in hands-on when needed to help Property Engineers (PEs) push homes across the finish line.

This role blends quality control, coaching, project scoping, and field labor. You’ll work closely with the General Manager (GM) to keep projects on track while mentoring the crew in the field. You’re not afraid to get dirty — whether it’s moving appliances, handling light turn work, or catching the details others miss.

What You’ll Be Doing

Scoping & Field Execution

  • Walk and scope light turns and RKOs with accuracy and speed
  • Identify what’s truly needed based on budget, marketability, and long-term durability
  • Help ensure scopes are clear and actionable for vendors and PEs
  • When needed, roll up your sleeves and jump in — assisting with minor turn work, troubleshooting, or hauling materials

Quality Oversight

  • Walk homes and job sites daily to verify scope adherence, craftsmanship, and safety
  • Document progress and red flags clearly — every stop gets a job update
  • Coach PEs and vendors to improve quality and consistency

Communication & Coordination

  • Work closely with the GM to prioritize stops, resolve issues, and align on scopes
  • Maintain strong relationships with vendors, PEs, and the broader field team
  • Provide timely feedback on project delays, material issues, or repair needs

Support & Mentorship

  • Serve as an on-the-ground coach for PEs — helping them learn, improve, and hit quality standards
  • Assist with turns or repairs if needed to unblock a job or support a teammate
  • Lead by example with a hands-on, ownership-first mentality

Business & Field Operations

  • Strong time management and punctuality
  • Comfortable managing multiple job sites daily
  • Excellent communicator — with GMs, vendors, and teammates
  • Ownership mindset — proactive, self-directed, and solutions-oriented
  • Attention to budget, tenant satisfaction, and maintenance-free renovation outcomes

Construction Knowledge (Enough to Know When It’s Wrong)

  • General knowledge of plumbing, HVAC, roofing, electrical, and structural issues
  • Ability to spot red flags or unsafe installs (you don’t need to fix it, but you should know it’s wrong)
  • Familiarity with permitting processes and city inspection requirements
  • Ability to scope repairs appropriately for both budget and long-term durability

Soft Skills & Personality

  • Willing to get your hands dirty — this is not a clipboard-only role
  • Confident, yet coachable; assertive without being arrogant
  • Ethical and dependable, even when no one is watching
  • Goal-driven and comfortable in a remote, fast-paced environment
