The Turn Team Technician assists the Maintenance Department at CHN by preparing residential units for new tenants, performing tasks like painting, flooring installation, and minor repairs, ensuring units are move-in ready, meet quality standards, and are finished on time and within budget, while working with the Turn Team under the guidance of the Preventative & Turn Team Supervisor.

 

Responsibilities include:

  • Unit Preparation- Complete unit turnover tasks such as painting, flooring, fixture installation, and minor repairs, perform touch-ups and quality checks to meet company standards, and ensure units are finished on time for move-in schedules.
  • Painting and Flooring- Prepare and paint unit interiors, install and repair flooring materials, and maintain painting and flooring equipment, reporting any repair needs to the supervisor while adhering to safety and quality standards.
  • General Repairs and Maintenance- Perform minor repairs on fixtures, appliances, doors, windows, and other unit components during turnover, identify and report maintenance issues beyond the turnover scope, and maintain clean and organized work areas.
  • Collaboration and Communication- Coordinate with the Turn Team and maintenance staff to complete tasks as planned, communicate progress and issues to the Preventative & Turn Team Supervisor, and provide feedback to improve turnover processes and efficiency.
  • Inventory and Equipment Management- Use materials efficiently, report supply needs to maintain stock levels, follow equipment use protocols and safety standards, and promptly report any issues or malfunctions.

Qualifications

  • High School Diploma or Equivalency required.
  • 1-2 years of experience in maintenance or construction
  • Familiarity with painting, flooring installation, and basic repair tasks is required.
  • Ability to communicate effectively with supervisors, tenants and CHN employees.
  • Valid Ohio Driver's license and auto insurance.
  • Proficient in Microsoft Office Suite Products and ability to learn and adapt to changing technology utilized in role
  • Proficient skill in electrical, plumbing, HVAC, general carpentry, and appliance repair
  • Must be able to lift up to 50 pounds and work in various physical positions, including standing, bending, climbing, and kneeling.
  • Ability to operate hand and power tools commonly used in maintenance tasks.
