Position Summary
This position is responsible for managing the construction process of new stores and special projects from inception to operations turnover. Also responsible for technical construction negotiations with developers, landlords, outside architects, and engineering consultants.

Responsibilities
  • Participate in the negotiation of construction activities to establish the terms, milestone schedules, criteria, etc. incorporated as exhibits to various types of Agreements and projects.

  • Establish project schedule and adapt activities, when necessary, to meet construction related delivery dates

  • Identify and qualify potential contractors for project use

  • Manage the GC competitive bidding process through contract execution

  • Monitoring and enforcement of criteria compliance and quality control during all phases of construction

  • Manage the flow of information related to construction activities between BSRO internal departments and external contractors, architects, engineers, developers, landlords, and AHJs

  •  Ensure the timely and accurate review of documents throughout the budgeting, entitlement, jurisdictional approval, and construction process.

  • Review and understand the scope and budgetary impact of outside contractor, architect and engineer activities related to code investigation, completion of plans, specifications, bidding and permitting.

  • When applicable, act as the BSRO representative to building department and code officials

  • Organize and conduct construction meetings and activities (i.e. project kickoff, pre-bid, pre-construction, site visits, etc.).

  • Coordinate the turnover of new store projects to the Store Opening and Operations teams, ensuring a smooth transition from construction to store opening.

  • Support the Facilities team as needed with first year warranty or latent defect claims and repairs.

  • Responsible for financial and document closeout of completed projects while ensuring audit compliance throughout the project.

  • Additional responsibilities as assigned by Real Estate leadership


 

Minimum Qualifications
  • BS, BA required in engineering, architecture, or construction management

  • 7+ years experience in multi site construction management

  • Experience in greenfield development, design, and/or planning preferred

  • General knowledge of all construction disciplines (civil, structural, architectural, electrical, and mechanical) and ADA requirements.

  • Proven track record of successfully managing multiple projects simultaneously while working in a fast-paced environment with competing priorities

  • An innovate, team-centric collaborator who understands there is more than one way to solve a problem.

  • General systems knowledge (CAD, Excel, Word)

  • Ability to travel 50-75%

  • Ability to climb a ladder, lift up to 30lbs, and stand for several hours at a time.
