Virtual Leasing Concierge
The Virtual Leasing Concierge acts as virtual sales representative for a specific set of properties, whose primary duty is to cultivate leases by working leads in LMS by communicating via phone, email, text messages, and direct messages.
Essential Duties:
- Conduct all business in accordance with company policies and procedures, Fair
Housing, ADA, Fair Credit Reporting Act and all other Federal, State and Local laws
pertaining to Multi-Family Housing.
- Associate is expected to complete all trainings assigned by Marketing and Regional team within provided time frames.
- All Leasing Consultants should have a clear understanding of the features of their
property’s features and benefits and how they compare to the competition. It is
important to know what the market is doing and what specials are being offered.
- All paperwork is to be completed in a professional, accurate and timely manner.
Mistakes on lease agreements can be costly to the property.
- Each Leasing Consultant should keep active guest cards that are logged in to lead
tracking software, and continue to work each lead until the prospect has chosen their
home.
- They should assist in preparing weekly/monthly reports associated with the
position.
- Resident Files are to be maintained with current information and properly filed.
- Leasing Applications are to be processed within 24 hours of receipt and in
accordance with Policy & Procedures Manual guidelines.
- Maintaining a lead to prospect above 75%.
- 45% of all email leads should be responded to within 1 hour of receipt.
- Maintain a shopping report score above 90%.
- The associate to complete all work in professional attire.
- The associate will perform any additional duties the Community Manager or
Regional Manager assigns to them.
Working Environment/Requirements:
- Minimum one-year multifamily leasing experience required
- Bi-lingual abilities (written and verbal) may be required based on specific needs
of the region.
- High school diploma or equivalent preferred
- Must be 18 years old or older
- Excellent presentation, written, and verbal skills
- Strong computer and typing skills
- Remote Location Requirements
A quiet, distraction-free, professional environment. A dedicated space with
sufficient power supply to take calls where quality will exceed expectations.
- Ethernet connection with the minimum upload/download speeds of 5 Mbps
(wireless broadband, satellite internet, and WiFi are not permissible) and a surge
protector (UL1149) for protection of the company provided equipment
